About the Role: The Manager, Development Analytics role provides analytical support and data governance for Subway Canada's development strategy, enabling smarter network decisions on relocations, remodels, expansions, and transfers. This position combines analytical rigor, data management, and commercial real estate acumen to support the Development team's objectives. The role thrives in a fast-paced environment and is suited for someone naturally curious who enjoys using data to solve complex business problems in partnership with Real Estate, Leasing, Construction, and Franchise Sales teams
Responsibilities include but are not limited to: - Execute pre/post analysis on development initiatives including relocations, remodels, expansions, and transfers; track outcomes and deliver insights on performance, unit level economics, and lessons learned
- Own and maintain development analytics systems including Sitewise, Smartsheets, Alteryx workflows, and Excel-based tools; ensure data integrity and timely availability for decision-making
- Develop, refine, and validate sales estimation and cannibalization models to support network planning decisions; iterate on modeling assumptions based on actual outcomes
- Support development committee meetings and leadership presentations with analytics-backed recommendations, visualizations, and data packages that translate complex analysis into clear business recommendations
- Provide cross-functional analytical support to Real Estate, Leasing, Construction, and Franchise Sales teams; deliver ad-hoc analysis and insights that inform development strategy and portfolio decisions
Qualifications: - Degree: Bachelor's degree Analytics, Business, statistics or related
- Experience: 3-5 years of experience in market planning, GIS, retail real estate analytics, or related roles.
- Technical Proficiency: Advanced SQL and Excel skills; proficiency with Smartsheets, Sitewise, Alteryx, and Claude (agentic AI) for data preparation, analysis, and automation
- Analytical & Business Acumen: Strong quantitative skills with expertise in scenario modeling, forecasting, and cannibalization analysis; deep understanding of QSR/Retail development cycles, trade areas, unit-level economics, and portfolio strategy
- Communication & Collaboration: Ability to translate complex analysis into clear business recommendations for non-technical stakeholders; excellent verbal/written communication and presentation skills; strong cross-functional relationship-building
