The Sr Manager, National Acquisitions serves as a senior financial partner within Lennar's Land Acquisition and Development team, taking ownership of underwriting, proforma analysis, financial due diligence, and deal structuring across the Division's acquisition and disposition pipeline. Reporting to National leadership, this role pairs rigorous financial modeling and competitive market intelligence with hands-on contract and risk analysis to evaluate, structure, and advance complex land opportunities-including land bank, option, and joint venture structures. This person is expected to lead scenario planning, proactively surface issues, and deliver clear, decision-ready recommendations that support disciplined, strategic growth aligned with Lennar's standards of quality, value, and integrity.

Your Responsibilities on the Team

  • Lead comprehensive financial feasibility analysis for National and Division acquisition opportunities, including proforma modeling, gross revenue projections, profit margin analysis, cash flow forecasts, break-even analysis, return-on-assets, and internal rate of return calculations.
  • Prepare and manage detailed proforma analysis and supporting financial documentation for each asset or market.
  • Analyze sources and uses of funds, distribution projections, cost-basis, and cost-of-sales to support informed acquisition decisions and portfolio management.
  • Recommend price/profit participation structures, price escalation schedules, option payment terms, and interest rate assumptions to optimize financial returns on prospective acquisition targets.
  • Perform asset sales pricing analysis, including residual value modeling, and formulate financial deal points for each disposition opportunity.
  • Structure and model capital-light (off-balance-sheet) acquisition strategies, including land banking, homesite options, and seller financing, and solve for the premium, returns, and terms required to make each structure accretive to the Division.
  • Lead competitive market evaluations through site visits and in-depth analysis of competitor pricing, product features, community amenities, and cost structures.
  • Maintain and enhance the National market analysis database, ensuring data integrity and relevance for ongoing project feasibility assessments.
  • Develop and periodically update annual objectives, budgets, and project schedules for assigned land programs and projects.
  • Formulate project budgets and administer related vendor contracts, change orders, check requests, and invoices in coordination with Division management.
  • Lead scenario modeling sessions with senior leadership to evaluate alternative business planning strategies and recommend the optimal financial plan for each acquisition opportunity.
  • Manage Joint Venture proformas, cash flows, and related financial reporting as needed.
  • Draft and compile deal summaries, underwriting packages, and due diligence documentation for Division review and corporate approval.
  • Review, redline, and help negotiate key transaction documents-including LOIs, PSAs, option and land bank agreements, and joint venture documents-in coordination with Legal, and identify, quantify, and recommend mitigants for the principal risks in each deal.
  • Serve as the primary financial liaison to Corporate Finance, ensuring the market adheres to all financial strategies and delivers analysis in a consistent, executive-ready format.
  • Collaborate cross-functionally with Land Acquisition, Land Development, and Division Operations teams to align financial modeling with project execution realities.
  • Proactively identify risks, data gaps, and process improvements across the acquisition pipeline, and bring forward well-reasoned, decision-ready solutions before issues escalate.
  • Deliver regular financial reporting and performance updates to Division leadership, translating complex financial data into clear, actionable insights.


Your Toolbox
  • Bachelor's degree in Business, Finance, Accounting, Land Development, Engineering, or a related field required; experience in homebuilding or land development finance may substitute.
  • 7-10 years of experience in financial analysis, land acquisition, land development, or a related field, with demonstrated ability to lead deal structuring and evaluate complex transactions; homebuilding industry experience strongly preferred.
  • Working knowledge of real estate transaction documents (LOIs, PSAs, option and land bank agreements, and joint venture documents), with the ability to review, redline, and assess deal risk in coordination with Legal.
  • Experience structuring and evaluating capital-light and land banking strategies, including option, participation, and premium and return analysis.
  • A proactive, solutions-oriented mindset, with a demonstrated ability to independently spot problems, develop options, and drive them to resolution in a fast-paced environment.
  • Advanced Excel proficiency, including complex financial modeling, proforma development, and scenario analysis.
  • Proficiency in Microsoft Office Suite (Word, PowerPoint, Outlook).
  • Strong working knowledge of real estate financial concepts, including IRR, ROA, cash flow modeling, break-even analysis, and residual value analysis.
  • Demonstrated ability to evaluate competitive market data and translate findings into actionable acquisition and pricing strategies.
  • Experience managing vendor contracts, project budgets, and related financial administration.
  • Proven ability to partner with and present recommendations to senior leadership, investment committees, and cross-functional stakeholders.
  • Excellent written and verbal communication skills, with the ability to translate complex financial data into clear, executive-ready summaries and deal narratives.
  • Experience with Joint Venture financial structures and proforma reporting is a plus.
  • High attention to detail, sound judgment, and ability to manage multiple priorities independently in a fast-paced, deadline-driven environment.

This is primarily a sedentary office position which requires the incumbent to have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity is necessary.
