Location: Thermo King - Bloomington, MN Reports To: Facilities and Maintenance Manager

Job Description:
  • Position Summary: As the Facilities and Maintenance Supervisor, you will manage a team of technicians within a union environment and oversee all maintenance and facilities activities for the Bloomington facility. Your primary goal is to ensure the safety, reliability, and efficiency of our manufacturing equipment and building infrastructure. This role serves as the primary point of contact for external vendors and contractors, manages the preventive maintenance (PM) program, and drives continuous improvement in maintenance and facility operations.
  • Team Leadership & Development: Provide leadership, training, and mentorship to the maintenance team. Empower and guide the Team Lead in managing the day-to-day schedule, while maintaining overall accountability for the team's performance, safety, and continuous improvement.
  • Preventive & Corrective Maintenance: Strategically build and manage the preventive maintenance (PM) programs and oversee reactive repairs for facilities, production equipment, and warehouse Powered Industrial Vehicles (PIV). Ensure timely resolution of breakdowns and proactively account for consumable parts for all critical assets to minimize production downtime.
  • Facility & Infrastructure Management: Oversee the overall condition of the building and its associated systems (HVAC, electrical, plumbing, and physical security). Collaborate with outside vendors for facility support and actively assist in planning for future capital expenditures (CapEx), rolling these plans up to the Facilities and Maintenance Manager. Partner closely with the facilities admin to process purchase orders, track budgetary items, and coordinate facility event planning.
  • Security & Building Integrity: Work alongside the onsite security team to ensure building integrity and strict adherence to all facility security policies.
  • Vendor & Contractor Management: Serve as the primary liaison for external service providers. Collaborate with and empower the Team Lead to work directly with designated, trusted vendors. Maintain overall oversight for service schedules, quote requests, on-site contractor execution, and invoice accuracy.
  • Safety & Compliance (EHS): Partner with the Environmental, Health, and Safety team to ensure all maintenance activities comply with OSHA regulations, company policies, and local building codes. Work with our insurer to understand safety and risk mitigation requirements, rolling findings and action plans up to the Facilities and Maintenance Manager. Lead safety meetings and conduct regular facility audits.
  • Inventory & Budgeting: Manage the inventory of spare parts, tools, and maintenance supplies. Assist in developing and managing the annual maintenance budget. (Note: Budget execution and POs will be handled in tandem with the Facilities Admin).
  • CMMS & Daily Reporting: Ensure the effective use of the Brightly Computerized Maintenance Management System (CMMS). Responsible for reporting the daily Key Performance Indicators (KPIs) for the facilities and maintenance department. Oversee the Team Lead in assigning work orders while utilizing Brightly to track equipment history, analyze trends, and generate performance reports.

Qualifications & Requirements:
  • Education: High School diploma required along with a relevant trade certification; OR a 2-year Associate (A.S.) degree or higher in a related technical field.
  • Experience: Minimum of 5 years of experience in industrial maintenance or facilities management, with at least 2 years in a supervisory or leadership role.
  • Technical Skills:
    • Strong knowledge of mechanical, electrical, pneumatic, and hydraulic systems.
    • Strong understanding of air compressor maintenance and commercial HVAC systems.
    • Proficiency in reading blueprints, schematics, and equipment manuals.
  • Soft Skills: Excellent verbal and written communication skills. Proven ability to negotiate with vendors and build strong cross-functional relationships.
  • Technology: Proficient in Microsoft Office (Word, Excel, Outlook) and experience working with a CMMS (experience specifically with Brightly is a plus).
