About the RoleThis is a hands-on, technically demanding role at the center of the company's expansion strategy. The company was recently acquired by a private equity firm and has an aggressive hiring plan over the next 24 months. You will own the day-to-day build and maintenance of the company's financial models and execute the underwriting, investment analysis, and capital planning behind every new site. You will prepare the analysis and first drafts of investment committee materials, board presentations, budgets, and pro forma cash flows that inform critical real estate and infrastructure decisions. This person will sit between finance and capital - identifying, approving, and underwriting projects, and helping get project-level financing in order. The team is fielding a growing volume of new site and investment opportunities and needs additional analytical horsepower and attention to detail to keep pace.
Working closely with Finance leadership, Real Estate, Development, and Executive Leadership, you will turn site opportunities into rigorous, decision-ready analysis and keep the numbers behind the company's rollout accurate and current. The role offers significant exposure to senior leadership and investors, including regular interaction with counterparts at the PE associate level. It is ideal for a strong modeler who takes pride in precision, moves quickly in a lean, high-growth environment, and wants to grow toward broader strategic ownership.
What You'll DoUnderwriting & Investment Analysis
- Build, maintain, and own day-to-day updates to site-level underwriting models, including pro forma cash flows, IRR/NPV, payback, and sensitivity and scenario analysis for new sites
- Support site selection by underwriting prospective locations, analyzing utility costs, utilization and traffic data, and lease economics, and preparing deal summaries for Real Estate and leadership; support landlord negotiations with term comparisons and economic analysis
- Work collaboratively with Finance leadership to prepare investment committee memorandums, board materials, and management presentations, translating model outputs into clear charts, tables, and written takeaways
- Prepare responses and supporting analysis for investor and lender inquiries and data requests, ensuring accuracy and consistency with financial projections
Financial Models, Budgeting & Reporting
- Maintain the company's core financial models, including the corporate operating model, capital plan, and site portfolio roll-up, with clear version control, documentation, and audit-ready support
- Track site performance against underwriting and budget, producing weekly and monthly budget-to-actual and variance reporting with commentary on key drivers
- Support the annual budgeting and periodic reforecasting process in partnership with Finance leadership, owning model mechanics, data collection, and consolidation
- Run quality control on models and materials, tying out figures across workbooks, decks, and memos before they reach leadership, investors, or the board
Data, Tools & Execution
- Gather, clean, and analyze data from diverse sources (operational, utility, accounting, and market data) to identify trends, patterns, and improvement opportunities
- Partner with stakeholders to document business requirements and build tools, templates, and automated reporting that improve the speed and accuracy of financial analysis
- Manage multiple workstreams and deadlines with reliable execution and clear, proactive communication
- Contribute to a culture of financial rigor and operational excellence
- Participate in various company initiatives and projects as requested
Required Qualifications- Bachelor's degree in Finance, Economics, Accounting, Engineering, or a related quantitative field
- 2-5 years of relevant experience, ideally in investment banking, real estate finance, infrastructure finance, private equity, corporate development, or management consulting (candidates from a pure corporate FP&A background are not a fit for this role)
- Expert-level financial modeling: able to build integrated three-statement and project-level cash flow models from scratch, including debt, tax, and returns (IRR, NPV, MOIC) analysis
- Advanced Excel proficiency and fluency with AI tools in your analysis workflow (the team is especially interested in candidates who can speak to creative, high-value use cases - not just using AI to assist with model-building)
- Strong grasp of corporate finance, accounting fundamentals, and valuation methodologies (DCF, comparables, unit economics)
- Exceptional attention to detail, with a disciplined approach to model integrity, error-checking, and tie-outs
- Excellent analytical and problem-solving skills, with the ability to turn ambiguous questions into structured analysis
- Strong PowerPoint and written communication skills; able to present findings clearly to senior leadership
- Self-starter who owns deliverables end to end, thrives in a fast-paced environment, and has strong executive presence
- Willingness and excitement to be in the office 3-4 days per week
Preferred Qualifications- Experience in investment banking, private equity, infrastructure or project finance, real estate investment or development, corporate development, or FP&A
- Experience in a retail, hospitality, or multi-site environment, including experience with site selection

- Comprehensive medical, vision, and dental coverage with a generous monthly company contribution
- 401(k) with up to a 4% match
- 15 days of PTO and 11 paid holidays annually
