Vice President, Property Management

Toronto, ON

The Opportunity

Reporting to the Managing Director, Residential Services, the Vice President, Property Management provides strategic and operational leadership across BGO's residential property management platform. The role is responsible for driving financial and operational performance, resident experience, and key initiatives in support of client and company objectives.

The Vice President provides leadership and guidance to residential teams to ensure service standards are maintained and established programs, policies, and operating practices are consistently executed.

This is an onsite position located in Toronto, ON.

What You Will Do

Residential Operations & Performance

  • Provide strategic and operational leadership for residential property management operations, including general operations, maintenance, resident experience, administration, capital management and financial performance.
  • Lead the preparation and review of strategic business and operating plans for residential properties and identify opportunities to improve operational and financial performance.
  • Provide leadership to Directors, Regional Property Managers and other senior property management leaders within the assigned scope.
  • Ensure accountability for financial results and KPIs against annual budgets and established business targets.
  • Provide guidance and direction for accurate, timely and comprehensive property budgets, operating reports and other required reporting.
  • Drive improvements in property financial performance through analysis of property operations, leasing and marketing activity, rental rates, vacancies, operating expenses and input from property teams.
  • Lead the review and enhancement of operating practices, policies and procedures and develop new processes where required.
  • Ensure strong resident communications and relations and maintain appropriate service standards across the residential portfolio.
  • Ensure compliance with applicable property legislation and regulations and BGO policies and procedures.


Portfolio & Client Leadership

  • Liaise with property teams to ensure market positioning and strategic direction align with portfolio, client and company objectives.
  • Maintain strong relationships with internal and external clients and ensure owner objectives are being satisfied within established parameters.
  • Oversee the onboarding of new properties and development properties into the residential portfolio, ensuring effective transitions.
  • Support the development of pro-forma budgets and work with the acquisitions team on due diligence for prospective acquisitions and development properties.
  • Collaborate with Technical Services to ensure capital plans are executed effectively and within established timelines.
  • Collaborate with Marketing on property marketing plans and initiatives.


Leadership

  • Provide leadership, direction and senior management expertise to residential leaders and their teams.
  • Develop and mentor leaders, building accountability and supporting the continued development of talent within the residential business.
  • Foster collaboration between property teams and corporate/divisional departments and support groups.
  • Participate in national and regional initiatives to advance property management practices and operational effectiveness.
  • Maintain strong functional relationships across internal teams and with clients and other external stakeholders.


Business Development

  • Work alongside the Managing Director and other residential leadership to identify potential new clients and third-party residential property management opportunities.
  • Build and maintain strong, long-term relationships with existing BGO clients.
  • Maintain awareness of residential industry trends, market conditions and competitors to identify opportunities for growth.
  • Represent BGO with clients, prospective clients, industry members and at relevant industry events and networking functions.
  • Act as an ambassador for BGO's residential property management offering and organizational values.


Sustainability

  • Support BGO's commitment to environmental and social responsibility and the integration of sustainability practices within residential operations.


Who You Are

Key Qualifications

  • Education - University degree combined with relevant experience.
  • Experience - Minimum 10 years of progressive experience in property management and real estate operations, including hands-on property management experience and responsibility for multiple properties and large teams.
  • Licences / Certifications: CPM and/or CMRAO Limited or General License designation supplemented by relevant leadership and industry education is considered an asset
  • Industry / Functional Knowledge
    • Experience with new developments, property onboarding and lease-up activity.
    • Strong knowledge of property management regulations and compliance requirements across Canada
  • Software: Microsoft Office, Yardi, RentCafé
  • Strong financial acumen, including budgeting, forecasting, financial reporting and analysis of property performance.
  • Strong knowledge of residential operations, including leasing, resident experience, property performance and operating requirements.
  • Demonstrated experience developing and executing property business plans, operating budgets and financial strategies.
  • Experience supporting acquisitions and development opportunities, including pro-forma budgeting and due diligence.
  • Experience working with internal and external clients, understanding owner objectives and delivering against business priorities.
  • Experience identifying and supporting new business and third-party property management opportunities.
