Position Summary:
We are seeking an experienced and dynamic Sr. Director, Real Estate Portfolio Management and Facilities to oversee the management and operation of Amkor's offices and real estate portfolio. Your primary objective will be to maximize the value of the portfolio while minimizing risks and ensuring alignment with the company's overall strategic goals. This role requires a combination of strong financial acumen, real estate expertise, and strategic thinking. The successful candidate will be responsible for ensuring that all facilities are maintained to the highest standards, are compliant with all health and safety regulations, and provide a safe, efficient, and comfortable environment for employees. This position will be based at Amkor's corporate headquarters in Tempe, AZ.
Essential Duties and Responsibilities:
• Perform portfolio analysis and strategy development by conducting comprehensive analysis of the existing real estate portfolio, including properties, leases and market conditions.
• Optimize asset performance including acquisition, disposition and repositioning initiatives.
• Implement asset management strategies to maximize property value, including lease negotiations, capital improvements and tenant relations.
• Develop risk mitigation strategies and contingency plans to safeguard portfolio value and ensure compliance with regulations and industry standards.
• Collaborate with internal stakeholders, including executives, finance teams and property managers, to align portfolio objectives with broader organizational goals.
• Prepare financial analyses to support decision-making and strategic planning.
• Develop and implement strategies for efficient facility management, including energy management, space planning, and building maintenance.
• Ensure compliance with all local, state, and federal regulations regarding building operations and workplace safety.
• Regularly assess and report on the conditions of facilities, proposing and managing improvements as needed.
• Oversee the operations and maintenance of Amkor offices to include the renovation, refurbishment, and building projects.
• Manage budgets, contracts, and negotiations with vendors and contractors.
• Implement and oversee sustainable practices to reduce environmental impact.
• Supervise facilities staff, including hiring, training, and performance management.
• Develop and maintain emergency response plans and safety procedures for all office locations.
• Ensure office security and office access badge management.
Required Qualifications:
• A minimum of 12 years of experience in facilities management, to include real estate portfolio management with a track record of success in optimizing portfolio performance.
• Bachelor's degree in Real Estate Management, Finance, Facilities Management, Engineering, Business Administration, or a related field.
• In-depth knowledge of real estate markets, trends and best practices, with the ability to leverage market insights to inform portfolio strategies.
• Excellent communication and interpersonal skills, with the ability to effectively collaborate with internal and external stakeholders.
• Problem solving and analytical mindset, with a keen attention to detail and ability to analyze complex information.
• Strong organizational skills, with the ability to prioritize tasks, manage multiple projects simultaneously and meet deadlines in a fast-paced environment.
• Excellent leadership and team management skills.
• Proficient in the use of facilities management and real estate management software, as well as MS Office Suite.
• Ability and willingness to be on-call and travel when required.
Preferred Qualifications:
• Relevant certifications such as Certified Facility Manager (CFM), Facilities Management Professional (FMP), Certified Commercial Investment Member (CCIM) or similar.
• Advanced degree such as an MBA is preferred.
• Knowledge of building systems, HVAC, electrical, and plumbing is a plus.
Location:
Tempe, AZ. This position has a hybrid schedule. Candidates must reside near the local Amkor office or be willing to relocate to be considered.
