Job Overview

Apartment Services, Inc. is seeking an experienced and results-driven Regional Manager to oversee the operations, financial performance, and asset preservation of a portfolio of multifamily apartment communities. This leadership role is responsible for driving occupancy, resident retention, revenue growth, resident satisfaction, and operational excellence across an assigned region.

The ideal candidate will have a strong background in residential property management, multi-site operations, team development, budget management, and customer service. The Regional Manager serves as a strategic partner to onsite teams and executive leadership, ensuring communities operate efficiently, maintain compliance, preserve company assets, and achieve organizational performance goals.

Key Responsibilities
  • Oversee the operational, financial, and physical performance of a portfolio of multifamily apartment communities.
  • Drive occupancy, leasing performance, resident retention, and overall property profitability.
  • Lead, coach, and develop Leasing Managers, Service Supervisors, Resident Service Coordinators, and onsite teams.
  • Recruit, interview, hire, onboard, train, and develop employees within the assigned portfolio.
  • Conduct performance evaluations and provide ongoing coaching, feedback, and corrective action as needed.
  • Promote a culture of accountability, teamwork, customer service excellence, and operational success.
  • Ensure communities deliver exceptional resident experiences and maintain high customer service standards.
  • Monitor key performance indicators including occupancy, delinquency, leasing activity, renewals, resident retention, service request completion, and unit turnover performance.
  • Ensure vacant apartments are prepared and delivered in accordance with company standards and timelines.
  • Review resident concerns and escalated issues to ensure timely and satisfactory resolution.
  • Conduct routine property inspections to evaluate curb appeal, building conditions, safety compliance, licensing requirements, resident concerns, and overall property performance.
  • Identify operational deficiencies and implement corrective action plans to improve performance and efficiency.
  • Ensure compliance with company policies, Fair Housing regulations, risk management standards, safety protocols, and all applicable federal, state, and local laws.
  • Oversee maintenance operations, preventative maintenance programs, capital improvement projects, and vendor performance.
  • Review maintenance metrics and operational reports to identify trends and opportunities for improvement.
  • Coordinate contractors and vendors for renovations, specialty projects, large-scale repairs, and asset preservation initiatives.
  • Support seasonal operations, including snow removal planning and execution.
  • Assist with annual budget preparation, financial forecasting, and expense management.
  • Monitor property expenses and financial performance to ensure budget goals and operational objectives are achieved.
  • Review and approve invoices, operational expenditures, supply purchases, and payroll submissions.
  • Analyze operational and financial reports and implement strategies to maximize revenue, improve efficiency, and control expenses.
  • Collaborate with Human Resources, Accounting, Asset Management, and Executive Leadership to support company initiatives and business objectives.
  • Assist with succession planning and employee development initiatives.
  • Serve as the primary liaison between onsite teams and corporate departments.
  • Maintain strong relationships with residents, vendors, contractors, and team members.
  • Provide regular operational updates, reporting, and recommendations to executive leadership.
  • Respond to emergencies and critical property situations as needed.
  • Travel regularly between assigned properties to provide leadership, support, and operational oversight.
  • Perform other duties as assigned.

Qualifications
  • Minimum of five (5) years of residential property management, regional management, multifamily housing, maintenance management, or related leadership experience preferred.
  • Multi-site apartment management experience strongly preferred.
  • Strong knowledge of residential property operations, leasing practices, resident retention strategies, maintenance operations, budgeting, revenue management, and customer service principles.
  • Working knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Experience overseeing capital improvement projects, vendor management, and asset preservation initiatives.
  • Knowledge of Fair Housing regulations and multifamily compliance requirements.
  • Experience with Yardi or similar property management software preferred.
  • Proven ability to lead high-performing teams and achieve operational and financial goals.
  • Excellent communication, organizational, conflict-resolution, and interpersonal skills.
  • Strong analytical, problem-solving, and decision-making abilities.
  • Ability to effectively manage multiple priorities, properties, and projects simultaneously in a fast-paced environment.

Requirements
  • High school diploma or equivalent required; college degree preferred.
  • Ability to travel regularly between assigned properties.
  • Ability to walk properties, climb stairs, inspect units, and navigate construction or maintenance areas as needed.
  • Ability to respond to emergencies and work outside normal business hours when necessary.
  • Ability to lift up to 15 pounds.
  • Valid driver's license required.
  • Use of a vehicle for the duration of each scheduled shift is mandatory.
