Overview

The Project Manager should be a registered architect or engineer or a construction manager. He/she is the principal communications link between the Facilities Design & Construction Department and the Client (i.e. Hospital/Health System Departments), General Contractor(s), Architect & Engineering Consultant(s), and Public Authorities, etc. All project specific direction/communications will be generated by the Project Manager or sent under cover of his /her transmittal. He/she is authorized to speak for the Hospital/Health System and the Facilities Design & Construction Department when dealing with the Departmental Client(s), Contractor(s), A/E Team(s), etc. in matters concerning the interpretation of the project scope, contract documents, etc. and is directly responsible for the successful execution of the project., Lines Of Authority/Responsibility: The Project Manager reports to the relevant Senior Project Manager of Facilities Design and Construction Department. Except for administrative and support personnel, no professional or technical personnel report directly to the Project Manager.

Responsibilities

  • Be fully aware of the Hospital's/Health System's vendor contract(s) for the planning, design and construction of the project(s), and of the Client's objectives. Satisfying the client's goals is a key responsibility.
  • Analyze the project scope, the client's project specific objectives. Organize the work on the project and set forth the procedures to be employed in accomplishing the project.
  • Receive all incoming project information and distribute it to the internal team and to outside consultants and contractors.
  • Obtain the services of outside consultants when required.
  • Administer the design and construction budget.
  • Develop and monitor the project design and construction schedule to meet Client and Hospital's/Health System's time objectives.
  • Notify the Client of changes in project scope, and prepare/revise project budget.
  • Keep the Client, Departmental Director and the Hospital/Health System Accounting Department informed on the financial status of the project.
  • Develop and monitor the construction budget and schedule. Identify long lead items and proposed form of construction contract.
  • Attend all key planning, design construction meetings.
  • Establish documentation and administrative organization for the project.
  • Schematic design and design development phase:
    • Schedule design meetings with the Client and A/E Team and schedule appropriate staff for these meetings.
  • Construction documents phase:
    • Arrange for pre-bid estimates.
  • Bidding phase:
    • Compile selected list of bidders with Client.
  • Construction phase:
    • Interpret the intent of contract drawings and specifications for the Client, General Contractor, Building Inspector, and the other interested parties.
  • Limits of authority:
    • May not change the scope of work or deviate from any other part of the contractual agreement without prior approval from Client and Department Director in writing. Within the project team, has the responsibility to assign work, to establish schedules, to instruct team members and critique their efforts. Does not have hire and fire authority, but may recommend such actions.
  • Relationship to others:
    • A Project Manager must maintain a satisfactory Client relationship. The Project Manager must be able to relate to clients in a mature, thoughtful, professional and pleasant manner. The development of technical skills or subordinates is also a part of the position, and this requires empathy, patience, understanding and a genuine interest in others. Promotes interdepartmental communications and cooperation.

Qualifications

EDUCATION
  • Bachelors degree in Architecture or related field strongly desired, or equivalent combination of education and experience.

EXPERIENCE
  • With a Bachelors Degree in Architecture or related field, at least 5 years' experience in facilities design and construction required. In the absence of a Bachelors Degree, must have a minimum of 7 years' experience managing large scale projects (individual projects with costs in excess of $20 million).


SPECIAL SKILLS
  • Computer literacy in word processing spread sheets and schedule charting.
  • Excellent verbal and written communications, ability to organize complex activities, strong conceptual and analytical capabilities.
  • A minimum of five (5) years' experience on hospitals or other building projects with progressive responsibility in the employ of a general contractor of construction manager or as construction administrator with an architectural or engineering firm or a combination of the above.


PHYSICAL DEMAND
  • Extensive walking in the construction site, climbing ladders and scaffolds, continual visual observation of the work, verbal and audible participation in meetings and usual construction office.
