Prof/Construction Project ManagerWayne State University is searching for an experienced
Prof/Construction Project Manager at its Detroit campus location.
Essential functions (job duties):JOB PURPOSE Coordinate, plan and consult in the implementationof new construction alteration andrenovation projects. Serve as liaisonwith appropriate University personnel and contractors providing specializedtechnical architectural and engineering expertise in determining new spaceplanning, construction and renovation needs, and coordinating relocations.
ESSENTIAL FUNCTIONSAssist the University as necessary in thedevelopment of new construction and renovation projects, serving as the liaisonfor the University as required through project completion. Conduct feasibilitystudies, develop preliminary sketches, detailed drawings, schematics andspecifications for in-house design projects to obtain competitive bids. Prepare project budgets and schedules andassure compliance with codes and standards (e.g. fire codes, barrier freerequirements, etc.)
Provideoverall project management on concurrent projects while adhering to universitypriorities and policies. Proactively assistin the management of design and construction phase activities by effectivelyplanning, anticipating and coordinating tasks with impacted parties andcustomers. Prepare contracts and changeorders in accordance with university policies. Maintain a real-time anddocumented understanding of project budget performance. Maintain a current and documentedunderstanding of the status of project activities to monitor and controlschedule performance. Review foraccuracy and approve applications for payment and related projectinvoices. Ensure timely accomplishmentof project closure activities, including but not limited to punchlistcompletion, close-out documents, facilities operations training, and projectaccount closure.
Prepareperformance reports and work status reports utilizing work order management andproject tracking software. Maintainappropriate project records, paperwork and construction documents, throughproject completion. Consult andinterface with appropriate government agencies.
Providefunctional supervision to student support personnel. Assign and monitor work activities.
Attendprofessional seminars and symposiums; review literary magazines andinformational guides to keep abreast of technological advancements inspecialized field of study. Attendmeetings and serve on committees, as required.
Performrelated work as assigned.
Unique duties:Qualifications:MINIMUM QUALIFICATIONSEducation: Additional Education Information: Graduation from an accredited college or universityin architecture and/or engineering (mechanical, electrical, structural) orrelated field, or an equivalent combination of education and experience.
Experience: Additional Experience Information: Must possess a minimum of seven years experienceand working knowledge of all aspects of construction practices, including butnot limited to, applying contract language, invoicing, AIA Applications forPayment, Sworn Statements, Waivers, Certified Payrolls, Time and Materialsbreakouts, Materials and Labor Payment Bonds, Performance Bonds, warranties,as-builts, etc., plus experience in project close out procedures.
Experiencein construction supervision, preparation of budgets, and development of projectschedules. Considerable knowledge andexperience in production and interpretation of construction documents (e.g.plans and specifications), and all aspects of contract administration.
Knowledgeand experience in architectural and engineering design, coordination of mechanical, electrical orstructural systems, and field representation.
KNOWLEDGE, SKILLS & ABILITIES REQUIREDPLANNING ANDORGANIZATION: Ability to manage multiple projects concurrently, prioritize andplan work activities while meeting respective deadlines. Refined organizationaland time-management skills.
INTERPERSONAL SKILLS: Refined interpersonal skills are mandatory. Must relate to people in an open, friendlyand acceptable manner; establish and maintain effective relationships withcustomers. Must be aggressive in protecting the University's interests.
COMMUNICATIONS SKILLS: Ability tocommunicate clearly, concisely and professionally both verbally and in writing.
SUPERVISORY SKILLS: Ability to delegate work, set clear direction andmanage workflow. Ability to foster teamwork among staff members.
FINANCIAL SKILLS - Understanding of basic finance, accounting and costanalysis. Ability to develop and manage a budget. Ability to developjustifications for funding requests.
TECHNOLOGY SKILLS - Proficient in the use of Microsoft Office Suiteincluding Word, Excel, Powerpoint and Microsoft Project for scheduling.Knowledge of computer aided design (CAD).
Ability to access equipment which may be at any height and angle frombelow ground level to several stories high.
Ability to work in varying construction siteconditions utilizing appropriate safety precautions.
