Description

Overview

Approximately 12 months of pre-construction services for a large ground-up hospital project with an emphasis on MEP systems. This front-end work can be executed remotely. Eventually, there will be a pivot to construction. The execution of PM/CM Services will be on location at the project site.

Responsibilities

Phase One
  • Execute pre-construction services for a new ground-up hospital tower
  • Strong knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to project requirements, with an emphasis on MEP systems


Phase Two
  • Act as an Owners Representative with direct client / stakeholder facing responsibilities
  • Responsible for onsite quality assurance of contractor work
  • Coordinate, direct, and monitor activities of the contractors, subcontractors, engineers, architects, and related performing entities
  • Collaborate with IOR and HCAI field officials
  • Manage project controls, cost, schedule, performance activities, and procedures required by the client
  • Conduct project meetings and provide documentation, administration, and tracking of relevant information
  • Ensure contractor, architect, and engineer, adhere to contractual requirements on areas of safety, performance, project staff, and equipment
  • Provide management of project logistics, organization, safety, and work force utilization
  • Ensure project closeout to obtain guarantees, warranties, and related provisions for final project delivery to the owner
  • Perform other duties as required to ensure project success


Requirements

Education and Experience
  • Bachelor's Degree in Construction Management, Engineering, Architecture, or related discipline is preferred
  • 12 or more years of construction experience with a minimum of 5 years in the California Healthcare market sector as a PM is required
  • Experience with pre-construction programming and stakeholder coordination is required
  • Experience working and coordinating with hospital shareholders such as Physicians, Staff, and Facilities is preferred
  • Experience with new ground up hospital tower construction projects greater than $150M of construction value is preferred


Knowledge and Skills
  • Knowledge of design requirements, architecturally significant medical equipment, and current industry practices and trends specific to the Healthcare/HCAI sector in California is required
  • Advanced knowledge and application of project development, design-phase management, construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, contracts and delivery methods are required
  • Proficient use of the Microsoft Suite of tools is required, user skills with Procore are preferred
  • Ability to read and comprehend technical drawings and blueprints is required
  • Strong collaboration, conflict resolution and team building skills are required and essential


Travel Requirements

At the completion of the pre-construction work this position will pivot from remote work to being project site based on location in San Francisco, CA.

License and Certifications

A valid California driver's license with an acceptable motor vehicle record, free from suspensions or restrictions, is required

Work Environment

While performing the duties of this job, the employee must regularly work in an office and or construction environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet atmospheric conditions, and cramped quarters with occasionally loud noise level in the work.

Physical Requirements

While performing the duties of this job, the employee must regularly sit, stand, walk, talk or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.
