ABOUT THE ROLEThe Development & Construction Paralegal supports the legal function for Welltower's development and construction projects activity with a primary focus on US projects. This role works closely with the in-house legal team, the Development and Construction team, the Investments team, and outside counsel.
KEY RESPONSIBILITIES- Supports the Development and Construction team with respect to the tracking of construction, architect, engineer, and consultant agreements, amendments, change orders, and ancillary project documents for the development and construction team.
- Applies consistent intake, review, and tracking discipline for all projects, including managing third party vendor payments.
- Understands the development/construction process, including construction contracts, contractor affidavits, mechanics liens, waivers, bonding, insurance, and related legal issues.
- Tracks the engagement of external counsel and professional consultants, including but not limited to, initiating the engagements, obtaining written confirmation of deadlines for reports and analysis and following up with respective team members.
- Supports construction litigation and pre-litigation matters by assembling, organizing and synthesizing project records and applicable agreements.
- Tracks claims and project record data and reports periodically to cross-functional teams.

MINIMUM REQUIREMENTS- Bachelor's degree is required; Bachelor's degree in Paralegal Studies is preferred.
- Experience: 5 + years' experience as a construction or real estate paralegal, or equivalent experience supporting construction and development transactions.
- Experience reviewing and processing construction contracts and project documents, including AIA or equivalent forms, change orders, lien waivers, contractor affidavits, and payment applications, is preferred.
- Familiarity with mechanics lien statutes, bonding requirements, and construction insurance provisions is preferred.
- Experience supporting construction defect, delay, or payment disputes, including project record compilation and chronology preparation, is preferred.
- Experience managing contract execution workflows and document management systems (e.g., DocuSign), with demonstrated ability to manage high contract volume against competing deadlines.
Employment is contingent upon the successful completion of a background check, drug screening, and verification of employment, education, and other credentials relevant to the position.
COMPENSATION Salaries may vary by location. The range for this role in New York City is $101,000 - $145,000 plus bonus. Final compensation determinations are made based on a variety of factors, including, but not limited to, the candidate's individual experience, education, and skill level; business strategic priorities; primary office location; scope and anticipated strategic impact of the role.
