Kilroy Realty is seeking a highly organized and strategic Senior Marketing and Leasing Manager, San Francisco to serve as a key partner to the San Francisco Leasing Team (SFLT) in driving leasing performance, marketing execution, and transaction management. In this highly visible role, you will help shape and execute property-specific leasing and marketing strategies, oversee critical leasing operations and reporting processes, manage broker and stakeholder relationships, and coordinate initiatives that enhance the tenant and broker experience. Working closely with Leasing, Asset Management, Marketing, STUDIO, and external brokerage partners, you will play an integral role in bringing Kilroy's properties to market, supporting leasing transactions from pursuit through execution, and ensuring that marketing assets, data, reporting, and presentations effectively support business objectives. This role offers the opportunity to make a meaningful impact on one of Kilroy's most important regional portfolios while partnering directly with senior leasing leadership on high-priority initiatives. What You'll Do
Leasing Strategy & Marketing Execution
• Assist the San Francisco Leasing Team (SFLT) and listing brokers in formulating and executing leasing and marketing strategies, including marketing collateral, market-ready suites, and related initiatives.
• Collaborate with SFLT and STUDIO to develop and implement marketing concepts and campaigns, including tour experiences and promotional materials.
• Build and manage the annual marketing budget in partnership with SFLT and the Senior Director of Marketing.
• Work with STUDIO to develop property marketing deliverables.
• Review marketing materials produced by listing brokers.
• Assist in coordinating property photoshoots and selecting photos for marketing materials.
Leasing Operations & Transaction Management
• Assist the leasing team and listing brokers throughout the leasing process.
• Track and manage lease transactions in VTS, ensuring data accuracy, timely updates, and efficient deal approval workflows.
• Provide leasing support throughout negotiations.
• Assist Asset Management with VTS reporting and data entry.
• Build lease routing packages for office and retail transactions, including new leases, renewals, subleases, and other deal structures.
Property Marketing, Tours & Broker Engagement
• Attend leasing tours and broker events as needed.
• Coordinate access and logistics for leasing tours.
• Partner with the Asset Team to ensure vacant spaces are market-ready and effectively presented.
• Work with brokers to ensure spec suites are furnished and marketing collateral is appropriately displayed.
• Assist in planning and executing broker events, including dinners, happy hours, and other relationship-building activities.
Digital Marketing & Website Management
• Assist in creating and maintaining property websites.
• Provide guidance and support to Asset Management teams on property website updates and content maintenance.
• Partner with STUDIO to develop leasing websites and manage ongoing website content.
Reporting, Analytics & Business Intelligence
• Manage the leasing reporting process, including broker property updates and Monthly Marketing Meeting materials.
• Collect, organize, and review weekly broker leasing reports.
• Assist SFLT with the review and approval of key leasing reports, including:
• Sublease Summary Report
• Lease Pipeline Report
• Lease Expirations Report
• Tour Activity Report
• Vacancy & Rollover Analysis
Broker Commissions & Financial Administration
• Manage broker commission agreements.
• Coordinate payment processing for broker commission invoices.
• Develop and maintain commission calculators.
• Maintain broker commission tracking tools to ensure timely and accurate payments.
Team Support, Communications and Coordination
• Assist SFLT with scheduling and general administrative responsibilities.
• Organize and maintain shared marketing drives and document repositories.
• Support weekly Friday Leasing Calls by:
• Gathering information from leasing leads.
• Requesting content and building presentation decks.
• Compiling meeting notes for the CEO's follow-up communications.
• Other duties, as assigned.
What you bring:
• 3-5 years of relevant experience in commercial real estate leasing, marketing, transaction management, brokerage operations, asset management, or a related field.
• Experience developing and executing leasing and marketing strategies that drive occupancy, tenant engagement, and portfolio performance.
• Strong understanding of commercial leasing processes, transaction management, deal approvals, and broker relationships.
• Proven ability to manage multiple projects, priorities, and deadlines in a fast-paced environment.
• Experience with VTS or similar leasing, CRM, and reporting platforms, with a strong focus on data accuracy and reporting integrity.
• Exceptional organizational skills and attention to detail, with a commitment to high-quality execution.
• Strong analytical and problem-solving abilities, with the capacity to translate data into actionable insights.
• Excellent communication, presentation, and stakeholder management skills, including the ability to prepare executive-level reporting and materials.
• Demonstrated ability to build collaborative relationships and influence outcomes across Leasing, Asset Management, Marketing, and external brokerage partners.
• A proactive, ownership-oriented mindset with sound judgment, business acumen, and a passion for delivering results.
What we offer
At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $48.08 and $62.50 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
