Position Summary

We are seeking a highly analytical, experienced, and structured Financial Project Manager to take on a highly visible, strategic role within our finance organization. You will oversee the planning, execution, and financial governance of our key corporate initiatives. You will be working closely with the Treasury team to align project spending with cash management strategies and Treasury related activities while working daily with Real Estate Team for precise portfolio tracking. You are also responsible for forecasting project costs, managing multi-million-dollar budgets, analyzing cost variances, and ensuring that all milestones are met within budget and regulatory guidelines. Additionally, you will serve as our internal point person for corporate and real estate taxation, local/state tax structures ensuring tax compliance, managing property tax assessments, and identifying tax strategies to maximize portfolio returns.

Essential Responsibilities:

Accounting and Financial Reporting
  • Partner closely with the Treasury Manager to forecast expanding capital requirements and Treasury related activities. Work daily with Treasury and Real Estate Teams to streamline monthly closing processes, asset capitalization, and cost segregation.
  • Prepare and update real estate project proformas and long-term cash flow projections.

  • Create, establish, and manage project budgets and ensure all project phases remain strictly within the approved budget
  • Code each invoice accurately with the correct General Ledger (GL) account code and project data, ensuring smooth and efficient processing by the Accounts Payable (AP) team.

  • Perform financial analysis for prospective real estate acquisitions, developments and investments
  • Monitor expenses, track day to day project costs, review vendor invoices, track payments to ensure accuracy, contract compliance and alignment with work completed
  • Review title reports and coordinate with title and legal teams
  • Manage portfolio-wide property tax compliance across all real estate transactions, including purchases, sales, exchanges, and condemnation
  • Maintain a strong up-to-date knowledge of changing federal, state, and local taxes regulations
  • Monitor property assessments, manage tax appeals, and evaluate tax liabilities/strategies
  • Responsible for managing the annual divisional budget, with quarterly updates

  • Ensure all financial transactions adhere to company policies, regulatory guidelines, and contract terms
  • Perform other accounting and finance responsibilities as assigned


Preferred Qualifications:
  • Bachelor's degree in Finance, Accounting, Real Estate, or a related quantitative field, or CPA is a major plus.
  • 10+ years of progressive experience in financial planning, real estate project controls, or asset management.
  • Strong Knowledge of corporate accounting, general ledger management, corporate taxation including state and federal taxes requirements
  • In-depth, practical knowledge of Real Estate taxes related to purchase, sales, condemnation and exchange.
  • Robust understanding of commercial property tax assessments, local/state tax structures.
  • Proven track record of working successfully with corporate treasury functions, accounting departments, and operational teams.
  • Expert-level Microsoft Excel skills (complex financial modeling) and familiarity with Yardi or other accounting real estate accounting systems
  • Excellent written and verbal communication skills
  • Prior experience working directly with external auditors, tax advisors, and financial institutions
