Full Job Description
The Facilities Leader is responsible for overseeing all core facilities services (budgeting, compliance, reporting, and administrative functions), soft services (janitorial, security, landscaping, cafeteria, and employee's experience deliverables), and hard services (technical maintenance, preventive maintenance, and equipment repairs). The Facilities Leader applies strong project management skills to planning, schedule, execute, and monitor projects, prepares specifications, cost estimates, and ensures work is completed with minimal disruption to the site operations. The position plays a key role in long-term planning, including 3+ year capital improvement strategies, and acts as a stakeholder in internal and external audits. This role requires a proactive leader with strong organizational skills, structured and detail oriented, technical expertise, and a passion for excellence in facility management. This role will be located at our Plano, TX HQ and report to the Global EHS & Sustainability Director. Responsibilities Your typical duties/responsibilities may include, but are not limited to, the following: - Create and execute maintenance plans for all facilities building equipment, including scheduled, routine, and emergency maintenance tasks. - Ensure compliance with safety regulations and company policies during maintenance activities, conduct regular safety audits and risk assessments. - Manage and prioritize maintenance work orders, ensuring proper documentation and communication with relevant departments. - Manage site access control and surveillance systems, fire and intrusion alarms, and emergency procedures to maintain a safe and secure environment. - Serve as the primary salvage and restoration lead for post-incident site stabilization, tasked with directing the assessment and preservation of critical facility infrastructure and assets to minimize financial and operational loss. - Leads all maintenance and service vendors/contractors for fire protection, plumbing, electrical & Heating, Ventilation & Air Conditioning (HVAC) maintenance and other services to ensure building operates effectively. - Responsible for managing and meeting the OPEX budget for the facilities department. - Analyze equipment performance data to identify recurring issues and recommend improvements for reliability and efficiency. - Respond quickly to emergency situations, summoning additional assistance as needed. - Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. - Ensure property inspections are completed and documented as required, and that all locations remain compliant with OSHA and other governmental regulations. - Performs annual/as needed site inspections to determine the need for facility CAPEX improvements and/or renovations. - Tracks and coordinates the scheduling and funding of capital projects in conjunction with the Manufacturing Excellence Director. - Assist in the review of contracts for compliance for all contractors and third-party vendors. Maintain and develop vendor relationships. - Oversee the coordination of building space allocation and layout, communication services, and facilities modifications, expansions and new sites. - Travel to domestic sites (5%) - Performing any other reasonable duties as directed by line management. Basic Qualifications - Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field with 3-5 years of progressively responsible experience in facilities management, or - High school diploma or GED, an associate's degree or technical certification in a related field with 8 years or more of experience in maintenance coordination, facilities management, or a related role and 3-5 years of leadership or supervisory experience. - Strong knowledge of building systems (HVAC, electrical, mechanical, and plumbing) and maintenance best practices. - Proficiency in using Microsoft Office Suite (Excel, Word, Outlook, Teams). - Demonstrated ability to manage budgets and capital projects. - Strong Electrical Safety experience. Desired Characteristics - Experience managing complex vendor contracts and service agreements. - Experience implementing process automation initiatives that increased operational efficiency and reduced manual overhead. - Excellent communication and interpersonal skills for interacting with vendors, contractors, and other departments. - Familiarity with OSHA or other regulatory standards related to maintenance and safety. - Excellent communication skills with the ability to collaborate with all levels in the organization. - Certification in facility management or safety is a plus. - Familiarity with energy management and sustainability. - Knowledge of basic accounting and finance principles.
