Description Director of Asset Management As part of the Executive Leadership Team, the Director of Asset Management is responsible for maximizing the financial performance and long-term value of a national portfolio of multifamily investment properties. Working across Operations, Leasing, Sales, Finance and Consulting, this role develops portfolio-wide strategies that improve net operating income, reduce operating costs, and optimize capital investments for a diverse portfolio of properties.
The Director of Asset Management is not responsible for the day-to-day management of individual properties. Instead, they serve as a strategic partner and subject matter expert for Property Managers and Operations.
In addition to overseeing portfolio performance, this role provides leadership to the Consulting Team, National Procurement Program and Capital Projects Team, ensuring strategic initiatives deliver measurable value to clients.
Key Responsibilities Portfolio Performance & Asset Strategy - Monitor and evaluate the financial and operational performance of a national portfolio of multifamily investment properties.
- Develop and implement portfolio-wide asset management strategies that align with client objectives and corporate business plans.
- Identify opportunities to increase revenue, improve operating efficiency, reduce expenses and enhance long term asset value.
- Establish performance benchmarks and monitor key portfolio metrics to identify trends, risks and opportunities.
- Develop strategic recommendations that balance financial performance with resident satisfaction and long-term asset preservation.
Financial Analysis & Portfolio Optimization - Develop sophisticated financial models to evaluate asset performance, investment opportunities and operational initiatives.
- Analyze monthly financial statements, operating reports and budget variances across the portfolio.
- Evaluate key performance indicators including:
- Net Operating Income (NOI)
- Occupancy
- Rent Growth
- Leasing Velocity
- Delinquency
- Turnover
- Operating Expense Ratios
- Utility Consumption
- Capital Expenditures
- Perform scenario analysis and forecasting to support strategic planning and investment decisions.
- Partner with Finance during annual budgeting and forecasting processes.
National Procurement Strategy - Lead the organization's national procurement strategy.
- Develop and maintain strategic vendor partnerships.
- Identify opportunities to standardize procurement practices, consolidate vendors and negotiate national agreements.
- Collaborate with Operations and Finance to implement procurement initiatives that optimize operating costs.
Capital Planning - Work with Operations on developing a National Capital Planning Team.
- Develop long term capital investment strategies based on asset lifecycle planning and financial performance.
- Evaluate capital improvement opportunities and prepare investment analyses and return on investment models for clients.
- Monitor capital project performance against approved budgets and expected financial outcomes.
Consulting Services - Provide leadership, mentorship and direction to the National Consulting Team.
- Oversee the development of operating budgets for consulting clients.
- Provide operational expertise and best practice recommendations for:
- Operating cost and efficiencies
- Building system and equipment selection
- Unit finish specifications
- Community development strategies
- Building and suite design
Business Development - Support business development efforts by providing insights and strategic recommendations for prospective clients.
- Collaborate with Business Development and Operations to demonstrate the value of FirstService Multifamily's asset management expertise.
Risk Management - Identify financial, operational and market risks that may impact portfolio performance.
- Develop mitigation strategies to minimize risk and improve long term investment performance.
- Monitor compliance with internal financial controls, investment strategies and operational standards.
- Evaluate insurance, reserve planning and major operational risks in collaboration with internal stakeholders.
Required Skills & Abilities - Minimum five years of experience in real estate and asset management.
- Demonstrated experience supporting large, diverse real estate portfolios.
- Strong financial background.
- Exceptional analytical, organizational and problem-solving skills.
- Excellent written and verbal communication skills.
- Proven ability to manage multiple priorities.
- Experience leading a team.
- Willingness and ability to obtain and maintain real estate licensing in Alberta and British Columbia, as required.
- Willingness to travel to sites and regional offices.
The salary range for this position is
$130,000 to $160,000 , along with a comprehensive benefits package, RRSP matching, and a targeted annual incentive plan.
