Compensation: The salary range for this position is $$123,757-$142,320 . 

“Off-scale salaries” and other components of pay, i.e., a salary that is higher than the published system-wide salary at the designated position grade, are offered when necessary to meet competitive conditions.

Job Summary:

The Director, Facilities & Exhibition will keep the maintenance and improvements for the site running safely and smoothly all year round. This individual will lead the team in maintaining facilities and technical assets within the entire complex, develop and manage departmental and CAPEX budgets, perform preventative maintenance programs, and work with outside vendors, contractors, and artists. This includes all aspects of the visitor experience, including physical, technical, show lighting, A/V and show control.  Reporting to the General Manager, this role will ensure the visitors’ aesthetic experience is consistent and adheres to Meow Wolf’s high standards.  Pre-opening responsibilities include partnering with project, design, and operations teams in developing all assets and associated maintenance programs to ensure work is done according to Meow Wolf quality standards while reducing total cost of ownership.  This individual will partner with the same teams on enhancements and new projects to ensure quality and optimize use of capital. The ideal candidate will have solid communication skills, familiarity working with building systems (HVAC, plumbing, electrical), construction, as well as an interest in immersive artwork.

Key Responsibilities:

  • Oversee the functioning of all building systems including mechanical, electrical, and fire/life safety, and manage utilities accounts and ensure efficient use of the building systems heating and cooling schedules, water usage, electrical, etc.)

  • Coordinate and work with IT to oversee IDS (Intrusion Detection Systems) and ACS (access control systems) 

  • Manage the facility/exhibition technical maintenance team including all exhibition technical maintenance

  • Creation and oversight of maintenance schedules for exhibition and facility, as well as determining and scheduling repairs, renovation projects, and safety inspections.

  • Ensure compliance with all local and federal health, safety, and building codes and maintain accurate record keeping of department activities and documents

  • Reducing the total cost of ownership by enabling an efficient & sustainable environment through leveraging best practices and learnings on designs, materials, etc.

  • Provide input and manage levels of inventory and all purchases for parts, tools, equipment, and machinery to company standards.

  • Lead negotiations with outside vendors for supplies, repairs and other measures

  • Identify areas of improvement and enhancement within the exhibition and facility

  • Creates strategies for enhancing exhibition with minimal disruption

  • Works with Show Quality team and Artistic Director to ensure artists’ intent is maintained through the lifespan of the installation

  • Work with site leadership to ensure that proper custodial and maintenance is carried out for the exhibition operations

  • Work with GM to develop and manage Capex budget for the facility and exhibition

  • Coordinate with HR and department heads to ensure all staff is properly trained and that recurrent training is undertaken

  • Work with the GM and Pre-Ops Director to develop the pre-opening operating procedures and ensure that the Facilities department has all necessary SOP’s and materials in place for opening.

  • Work with General Manager and IT to ensure maintenance reporting system, including operational status and downtime, is in place  

  • Work with General Manager to develop emergency preparedness procedures for guest and employees 

  • Manage and ensure staffing levels are properly maintained in coordination with the Operations Planning Guidelines

  • Oversee the custodial department to ensure daily custodial duties are carried out

Required Qualifications

  • Must have 10+ years in themed entertainment, museum/ exhibit, or attraction operations experience.

  • At least 5 years of experience as a Manager and/or Facilities Director. 

  • Degree in Engineering, Technology or other relevant fields preferred

  • Proficient in MS Word, Excel, PowerPoint and MS Projects.

  • Team leadership and performance management experience

Work Environment and Physical Demands

Work Environment: 

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and scanners. This position also works in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/ or enclosed spaces. 

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Physical ability to walk, stand, take stairs/slides/elevators, and navigate the elements during the day and night. Employee may be required to remain in a sitting or standing position for prolonged periods, and repeat motions that may  include the wrists, hands, and/or fingers. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.   Must be able to lift up to 20 pounds at times.

Work Schedule:

This is a full-time position that requires the ability to work a flexible schedule including evenings, weekends and holidays.

Supervisor Responsibilities:

This position does require supervisory responsibility.
