Full Job Description
This is not a traditional PM role-we're looking for someone who understands **how BMS systems actually work**, not just how to manage a schedule.
The BMS Project Manager ensures projects stay on budget, on schedule, and within contract by managing risk, tracking financial performance, and controlling change orders. This role requires a strong understanding of **Building Management Systems (BMS), controls infrastructure, and platforms such as Tridium Niagara and Distech Controls**, enabling effective coordination between engineering, field technicians, subcontractors, and clients. The PM is responsible for protecting margin, preventing scope creep, and ensuring technically sound project execution from design through commissioning and closeout.

- Demonstrates working knowledge of BMS controls systems, sequences of operation, and platform capabilities (e.g., Tridium Niagara, Distech Controls)
- Effectively partners with engineering and field teams by understanding controls architecture, system integration, commissioning workflows, and documentation requirements
- 99%+ of project gross margin achieved vs. sold margin
- 90%+ of identified scope changes captured as approved change orders
- 90%+ of project milestones achieved on or before planned dates
- Monthly forecast accuracy within +/- 5% of actual financial performance
- 100% of project financials, contracts, commissioning documentation, and closeout deliverables maintained accurately and submitted on time
- Demonstrates accountability, ownership, and sound judgment in project execution
**RESPONSIBILITIES**
- Manage BMS projects from contract award through closeout, ensuring alignment with controls design, system architecture, client requirements, and contractual commitments
- Lead project execution across scope, procurement, scheduling, subcontractor coordination, commissioning, and closeout activities
- Partner with Controls Engineers and Technicians to ensure accurate interpretation of sequences of operation, system design intent, and field implementation requirements
- Maintain working knowledge of BMS platforms and controllers, including **Tridium Niagara and Distech Controls**, along with common integration protocols such as **BACnet and Modbus**
- Review project scope to ensure alignment with controls deliverables, programming, graphics, commissioning, and turnover requirements
- Coordinate with technicians, subcontractors, engineering, and procurement teams to ensure timely execution and delivery of project milestones
- Support issue resolution by understanding common BMS troubleshooting challenges, integration risks, commissioning activities, and field constraints
- Act as a bridge between technical teams and clients by translating controls concepts into clear project updates and expectations
- Develop and maintain project budgets, schedules, forecasts, and resource plans across all project phases
- Own change order identification, pricing, and approval to ensure full scope recovery and margin protection
- Track and manage project financial performance while understanding technical scope drivers such as controls hardware, integration complexity, commissioning effort, and labor utilization
- Coordinate and oversee commissioning activities, system checkouts, and point-to-point testing performed by engineering and field teams
- Communicate project status, risks, financial performance, and escalation items to clients, contractors, and internal leadership
- Execute project closeout, including financial reconciliation, as-built documentation, commissioning signoff, and final turnover packages
**MINIMUM QUALIFICATIONS**
- 5+ years of project management experience in BAS/BMS Controls, Building Automation, low-voltage systems, or related technical construction environments
- Demonstrates working knowledge of BMS platforms (e.g., Tridium Niagara, Distech Controls), controls architecture, and common integration protocols (BACnet, Modbus)
- Experience managing project budgets, forecasts, schedules, and overall financial performance
- Proven ability to read and interpret contracts, electrical drawings, control schematics, construction documents, and technical project plans
- Familiarity with commissioning processes, controls networks, and building automation infrastructure
- Proficiency with Microsoft Office and project management software
- PMP certification preferred
**WORKING CONDITIONS/PHYSICAL REQUIREMENTS**
- **Work environment:** Hybrid role across office and field environments supporting active construction, retrofit, and mission-critical projects
- **Physical requirements:**
- Sitting, standing, and walking active jobsites
- Ability to review field conditions and coordinate with site teams
- Ability to navigate construction environments while complying with site safety requirements
- **Schedule expectations:**
- Standard working hours with project-driven variability
- Travel required based on project portfolio
$100,000 - $130,000 a year
