Essential Skills- Collaborate with project management during budget development by identifying field risks, constructability concerns, and phasing considerations that may affect cost.
- Collaborate with project management to develop general conditions costs by identifying field requirements, jobsite constraints, and execution risks.
- Create RFP-level schedules in MS Project, Phoenix, or P6 that show major activities, phasing, milestones, and field sequencing assumptions.
- Collaborate with project management to develop a master schedule that reflects realistic field logic, work flow, and construction constraints.
- Review daily journals for accuracy and completeness before they become part of the project record.
- Manage third-party vendor access and work timing so deliveries and installations do not disrupt trade partner work or jobsite safety.
- Analyze design documents with the project team to identify constructability issues that may affect cost, schedule, quality, or field execution.
- Address trade partner readiness issues before field conflicts occur, including access, sequencing, manpower, material, and work-area constraints.
- Lead trade coordination meetings by resolving field conflicts, confirming commitments, and setting clear near-term work priorities.
- Plan field sequencing so trade partners move through work areas in a logical order that protects schedule and productivity.
- Contribute field input during change order reviews by clarifying jobsite conditions, trade partner impacts, and execution constraints.
- Review daily paperwork for missing records, incomplete information, or items that need follow-up before documentation becomes unreliable.
- Confirm daily action plan compliance by reviewing trade partner commitments, field readiness, safety expectations, and work progress.
- Apply construction document information in the field so layout, installation, and trade decisions follow contract requirements.
- Manage day-to-day communication with building management so construction activities follow building rules and avoid tenant disruption.
- Plan construction phasing with field personnel to support orderly transitions, safe access, and realistic work sequencing.
- Manage field staff and labor resources by matching people, tasks, work areas, and project priorities each day.
- Lead foreman meetings by setting clear work plans, resolving constraints, and confirming daily commitments.
- Manage OFCI field readiness by confirming delivery dates, storage areas, access paths, installation sequence, and trade partner needs.
- Manage field QAQC follow-up by verifying installation quality, documenting deficiencies, and confirming corrective work is completed.
- Lead safety meetings that connect current jobsite conditions to safe work practices and crew responsibilities.
- Present three-week lookahead schedules that explain upcoming work, constraints, trade needs, and field priorities.
- Create and maintain master project schedules that show baseline activities, sequencing logic, milestones, critical path, and field constraints.
- Represent field operations during OAC meetings by explaining jobsite conditions, sequencing concerns, and construction impacts.
- Present weekly field updates that explain progress, manpower, near-term work, risks, and constraints in practical project terms.
- Develop logistics plans with field personnel that account for site access, deliveries, material storage, protection, and work-area movement.
- Coordinate hoisting plans with field personnel so materials and equipment are moved safely and efficiently.
- Resolve field conflicts constructively by addressing access, sequencing, trade responsibilities, design questions, or communication gaps.
- Manage pre-punch readiness by confirming open items, trade completion, inspections, photos, and corrective action status.
- Manage punch list closeout by confirming completion dates, responsible parties, documentation, and field verification.
- Contribute to intern sessions by discussing field operations, jobsite expectations, and practical construction decision-making.
