About the role

A key collaborator within the Finance department, the VP, Construction Financial Control & Reporting
serves as a strategic partner to both the Leadership and Construction & Engineering teams. This role oversees the end-to-end financial lifecycle for a billion dollars per year of investments in our construction projects, from capital expenditures tracking and cash flow forecasting to driving value with the construction team. We are seeking a high-caliber construction control professional who is equally adept at navigating construction meetings as they are at presenting complex financial trends and variances to executive stakeholders. This position has two direct reports.

What You'll Own

Capex financing tracking and reporting

  • CapEx tracking: Oversee the real-time tracking and reporting of all construction CapEx against project budgets and overall timelines. Identify the source of cost differences and their impact on the total project. Provide early warning for total costs or $/MW cost overruns and potential delays, and review with the construction team possible initiatives to contain the cost increases and get the project back on track.
  • Oversee activities of the finance construction team: manage the activities of the team issuing the POs, organizing the cash deposits, approving supplier invoices for payment, receiving the equipment in the ERP and tracking the progress of the projects.
  • Change management: Monitor and authorize change orders and contract amendments.
  • Controls: Set and apply financial guardrails on the construction projects.


Modeling and forecasting

  • Modeling: using historical and market data, develop models to accurately forecast the timing of CapEx, deposits, and the baseline $/MW while identifying variables (technology type, geography, timelines, etc.) causing fluctuations versus the baseline. Compare the eStruxture metrics with available industry data.
  • CapEx forecasting: oversee the preparation, in collaboration with the construction team, of the quarterly CapEx forecasts and annual budgets for all expansion projects including equipment, labor, materials, professional fees and other expenses.
  • Cash flow forecasting: Review and approve the payments and deposits forecasts for CapEx and work in collaboration with the finance team to ensure the company has the necessary liquidities available when payments are due.


In partnership with the Procurement team

  • Capital efficiency: In partnershipwith the VP, Engineering & Construction, drive capital efficiency by optimizing CapEx spending and timing through strategic equipment selection for various data center environments, robust pricing negotiation, and strategic cash flow management.
  • Vendor Management: Work closely with the procurement team managing the key suppliers, and approve terms such as pricing, payment terms, delivery timelines and PO alignment with agreed-upon terms. Use historical data to compare quotes and challenge vendor pricing


Other

  • Insurance: Prepare information for the insurance companies to obtain construction insurance coverage before the projects start.
  • Actively participate in construction meetings and visit construction sites.


What you bring

Experience

  • 15 years of experience in project control or financial planning within the data center, infrastructure or heavy construction industry. Experience in the data center industry is an asset.
  • Previous experience in project control on construction projects valued at $100M+.
  • Direct experience developing and tracking project metrics, such as cost/Megawatt or similar indicators.
  • Knowledge of construction operations, such as materials, construction methods and procedures.
  • Experience in project management including planning, cost control and forecasting, change management and documentation controls.
  • Experience with complex cost models correlating construction milestones with cash flows.


Education/Certification/Designation

  • Bachelor's degree in Finance, Economics or Business Administration.
  • Advanced knowledge of Excel and experience with ERP systems and project management tools.CPA title is an asset.

  • High organization skills with ability to prioritize multiple deadlines.

Working Conditions

The role has standard working conditions in an office environment with a regular workweek schedule from Monday to Friday. Due to the nature of the role, the incumbent must be able to meet tight deadlines, handle pressure and manage stress.
