Full Job Description
Position Summary:

The Vice President, Retail Development will manage all phases of assigned projects, lead long-term capital planning to add asset value and collaborate closely with leaders across the organization. The primary focus for this role will be portfolio redevelopment and expansion in the Irvine and Newport Beach areas.

Key Responsibilities:

  • Manage all project phases-from due diligence, entitlements, and design to construction-ensuring execution stays on schedule and within budget.
  • Direct the design and construction processes, managing third-party contracts, schedules, and on-site execution to meet design intent.
  • Lead internal cross-functional teams, including operations and construction, from project inception through lease-up.
  • Coordinate tenant delivery requirements, including tenant improvement (TI) coordination and store openings.
  • Assist in developing leasing strategies and actively participate in Letter of Intent (LOI) and lease negotiations, including work letter production.
  • Partner with Finance to underwrite potential projects and present investment opportunities to leadership.
  • Utilize market research to identify and pursue redevelopment opportunities within the existing portfolio to enhance asset value.
  • Serve as the liaison for community stakeholders and city officials regarding development and entitlement efforts.
  • Establish and maintain best practices for development reporting and project management.
  • Lead, train, and mentor junior development associates.

Preferred Education:

  • Bachelor's Degree (or equivalent experience)


Preferred Years of Relevant Work Experience:

  • 15+ years of commercial real estate experience with expertise in development, project management, and/or investments.


Additional Requirements:

  • Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)

Compensation:

Base Pay Range: $236,500.00 - $321,700.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
