Job DescriptionThe
Senior Construction Manager serves as owner's representative for Stream's clients in the Chicago market, leading tenant improvement and capital improvement projects across commercial office properties from budgeting and design through bidding, construction, and close-out. Often starting from a client's concept with little to no existing documentation, this position defines scope, cost, and schedule, drives value engineering, and keeps occupied buildings operating smoothly while work is underway. The role independently manages a full project load across multiple clients and serves as a senior resource to Stream's broader project team.
Primary Responsibilities: - Preconstruction & Bidding
- Performs due diligence on existing conditions and translates client concepts into complete scopes of work, conceptual budgets, and schedules.
- Leads architects, engineers, and contractors in developing Construction Documents, and drives value engineering to meet budget goals while maintaining the project's vision.
- Manages bidding end to end: contractor pre-qualification, bid documents, takeoffs, bid leveling, and complete cost estimates including soft costs, fees, and permits.
- Leads scope review, negotiation, and contract and purchase order execution.
- Project Delivery
- Runs weekly progress meetings and oversees submittals, procurement, and project schedules, including phasing work in occupied buildings.
- Monitors budget, schedule, quality, and contractor safety compliance, resolving issues before they affect clients or tenants.
- Manages change orders, pay applications, and lien waivers, along with permitting, punch list, and close-out.
- Client & Relationship Management
- Serves as the primary point of contact for clients, providing monthly reporting and advising on materials, processes, and phasing alternatives to meet budget and business goals.
- Builds lasting relationships with owners, design teams, contractors, and the Stream team by acting with the highest level of ethics and integrity.
- Supports business development and mentors less experienced project team members.
Qualifications- Bachelor's in Construction Management, Architecture, Engineering, or related field preferred.
- Minimum 7 years of construction management or project management experience in commercial office interiors, with a general contractor or owner's rep/CRE services firm.
- Proven track record delivering office tenant improvement and capital improvement projects from preconstruction through close-out, including in occupied buildings.
- Experience managing multiple projects independently while leading general contractors, design teams, and client relationships at once.
- Able to read construction drawings and visualize missing information; strong estimating, bid-leveling, and cost-control skills with a sharp eye for risk.
- Working knowledge of AIA contracts, pay applications, lien waivers, and change orders; proficient in MS Office and MS Project.
- Strong negotiator and proactive communicator with clients, design teams, and contractors.
- Chicago market experience preferred; able to visit jobsites regularly.
