Job Title: Senior BMS Controls Specialist

Assignment Type: Direct hire
Pay: $100,000-$155,000 annualized equivalent, depending on experience, plus quarterly bonus opportunities of $800-$2,500/quarter please note this is an h ourly position with project-driven travel of up to 50%. Overtime depends on project needs and is not guaranteed.

We are seeking a controls specialist to take projects from initial programming and system integration through testing, commissioning, and customer handoff. This person will work directly with HVAC controls, building management systems, and power monitoring equipment. The position requires independent troubleshooting, clear communication with project partners, and the ability to guide less experienced technicians.
Key Responsibilities: - Configure and commission building controls, HVAC automation, and power monitoring systems.
- Write and revise controller and PLC programs for equipment sequencing, safety functions, alarms, and interlocks.
- Create operator interfaces that make equipment status, trends, and system navigation easy to understand.
- Integrate equipment from multiple manufacturers using BACnet, Modbus, and related protocols.
- Confirm accurate point mapping, register configuration, data scaling, and device communication.
- Investigate faults involving controllers, field devices, variable-frequency drives, gateways, networks, and software.
- Conduct system checkout and functional testing, including alarm verification and trend analysis.
- Review drawings, specifications, and operating sequences to identify missing information or design issues.
- Coordinate technical work with customers, contractors, vendors, and commissioning teams.
- Maintain updated drawings, configuration backups, testing records, and service documentation.
- Provide technical direction and mentor junior team members as needed.
Qualifications: - At least two years of relevant building automation or controls experience; five or more years preferred for senior-level work.
- Demonstrated programming, commissioning, and troubleshooting ability across integrated control systems.
- Familiarity with PLC programming approaches such as ladder logic, function blocks, or structured text.
- Practical understanding of BACnet and Modbus, including addressing and communication diagnostics.
- Experience creating system graphics, schedules, alarms, and performance histories.
- Knowledge of HVAC equipment and control sequences, including air handlers, VAVs, chillers, boilers, pumps, and cooling equipment.
- Ability to interpret mechanical and electrical drawings, wiring diagrams, and control specifications.
- Working knowledge of IP networks, including subnets, VLANs, switches, and basic routing.
- Strong documentation habits and the ability to work safely and independently at active facilities.
- Schneider Electric EcoStruxure Building Operation experience is a significant plus. Niagara N4, Ignition, PLC platforms, and data center or other mission-critical experience are also valued.
