Senior Property Manager - Real Estate
Your Impact

As the Senior Property Manager, you will serve as the primary real estate business partner for location leadership and key stakeholders. You will oversee all aspects of property operations, asset management, financial performance, workplace strategy, vendor management, and capital projects while driving operational excellence and continuous improvement.

The ideal candidate can confidently engage with senior leaders, present complex information to executive audiences, manage multiple priorities simultaneously, and make data-driven decisions that optimize business outcomes.
What You'll Do
Strategic Property & Asset Management
  • Lead the strategic and operational management of Siemens-owned and leased facilities within the assigned portfolio.
  • Develop and execute property strategies aligned with Siemens Mobility business objectives and growth plans.
  • Monitor portfolio performance, occupancy trends, facility utilization, and operational risks.
  • Drive continuous improvement initiatives focused on efficiency, customer satisfaction, and asset value optimization.
  • Partner with stakeholders to identify opportunities for space optimization, occupancy cost reduction, and workplace enhancements.
Customer & Executive Stakeholder Partnership
  • Serve as the primary point of contact for business leaders, site leadership, and workplace stakeholders.
  • Build trusted relationships through exceptional customer service and proactive engagement.
  • Present project updates, business cases, financial analyses, portfolio performance, and strategic recommendations to executive leadership.
  • Translate complex operational and financial information into actionable business insights.
Financial Management & Business Performance
  • Own site and portfolio financial performance, including operating budgets, capital budgets, forecasting, and variance reporting.
  • Demonstrate strong understanding of profit and loss drivers, occupancy costs, real estate financial metrics, and investment analysis.
  • Identify and implement cost optimization opportunities while maintaining service excellence.
  • Approve invoices, manage purchase orders, validate reconciliations, and oversee financial reporting.
  • Ensure contractual and financial commitments with landlords, suppliers, and business partners are met accurately and on time.
Facilities Operations & Vendor Management
  • Manage facilities in accordance with Siemens Real Estate standards and best-in-class operational practices.
  • Oversee facilities management providers, service vendors, contractors, and consultants.
  • Establish and monitor KPIs, service-level agreements, and operational performance measures.
  • Ensure compliance with Siemens policies, maintenance standards, regulatory requirements, and local building codes.
  • Maintain accurate records of technical assets and facilities documentation within asset management systems.
Project Leadership & Workplace Transformation
  • Lead facility improvement projects, renovations, relocations, workplace modernization initiatives, and capital investments.
  • Manage project scope, schedule, budget, risk, and stakeholder communications.
  • Support workplace transformation strategies that enhance employee experience, collaboration, and operational efficiency.
  • Coordinate cross-functional teams to ensure successful project execution and business continuity.
Sustainability, Safety & Compliance
  • Support Siemens sustainability objectives through energy management, resource conservation, and environmental initiatives.
  • Ensure compliance with health, safety, environmental, security, and regulatory requirements.
  • Participate in business continuity planning and emergency response activities.
  • Promote a culture of safety, operational excellence, and environmental stewardship.
What You Bring
Required Qualifications
  • Bachelor's degree in Real Estate, Business Administration, Facilities Management, Engineering, Construction Management, or a related field; equivalent experience will be considered.
  • 10+ years of progressive experience in corporate real estate, property management, facilities management, or asset management.
  • 5+ years of experience managing complex projects, capital improvements, or workplace transformation initiatives.
  • Demonstrated experience supporting executive-level stakeholders and presenting business information to leadership teams.
  • Strong financial acumen, including budgeting, forecasting, variance analysis, cost management, and profit-and-loss understanding.
  • Experience managing vendors, service providers, contracts, and multi-functional stakeholder relationships.
  • Proven ability to manage multiple projects simultaneously in a fast-paced environment.
  • Strong communication, presentation, leadership, and problem-solving skills.
Preferred Qualifications
  • Professional certifications such as CPM, CFM, FMP, RPA, IFMA, or BOMA.
  • Experience within a global corporate real estate environment.
  • Knowledge of ESG strategies, sustainability programs, and LEED-certified facilities.
  • Experience supporting manufacturing, industrial, transportation, or logistics operations.
  • Familiarity with workplace analytics, asset management systems, and smart building technologies.

The pay range for this position is $122,298 - $165,240 annually with a target incentive of 10% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.
