Job Overview

The Senior Operations Manager will serve as a key operational resource to property teams and senior leadership by supporting day-to-day site operations, leading due diligence and management transition activities for acquisitions, assisting with lease-ups and stabilization efforts, and ensuring operational consistency across the portfolio.

Key Responsibilities
  • Provide interim operational support at assigned communities, including temporarily assuming responsibilities of a Property Manager, Assistant Property Manager, or Leasing Manager during staffing transitions, leave coverage, lease-ups, or operational needs
  • Support and mentor on-site teams to ensure operational excellence, strong customer service, and compliance with company standards and policies
  • Partner with Portfolio Managers and executive leadership to identify operational challenges and implement corrective action plans
  • Lead operational due diligence efforts for prospective acquisitions, including:
    • Physical site walks and unit inspections
    • Operational and file audits
    • Review of staffing structures and operational processes
    • Identification of operational risks and value-add opportunities
    • Coordination with internal departments and third-party vendors during diligence
  • Lead and coordinate property management transitions for newly acquired communities, including:
    • Pre-close operational planning
    • Transition meetings and department coordination
    • Setup of operational systems and procedures
    • Team onboarding and training
    • Post-transition operations stabilization
  • Assist with lease-up communities to ensure leasing goals, customer experience standards, and regulatory requirements are achieved
  • Conduct site inspections, operational audits, and file reviews and provide recommendations for operational improvements
  • Assist with recruiting, onboarding, and training initiatives for on-site teams
  • Support implementation and adoption of company systems, technology platforms, and operational best practices, including Yardi, CRM IQ, and other operational software
  • Review property performance metrics including occupancy, collections, resident satisfaction, maintenance performance, and online reputation scores
  • Develop and implement operational and marketing recommendations for communities experiencing occupancy or performance challenges
  • Foster strong internal and external relationships with residents, team members, ownership groups, vendors, and business partners
  • Maintain a high level of responsiveness, professionalism, confidentiality, and accountability
  • Travel extensively throughout the portfolio as needed, including overnight travel

Qualifications
  • High school diploma or equivalent is required. College degree preferred
  • 5+ years of progressive experience in the property management industry with at least two years at a Residential "Class A" apartment building
  • 2 years of supervisory experience with demonstrated ability to manage and motivate a team effectively
  • Experience with and solid understanding of financial statements, general accounting principles, budgeting, etc.
  • Understanding of federal fair housing laws and any applicable state and local laws and regulations for property management
  • Experience supporting property acquisitions, due diligence, management transitions, and lease-ups preferred
  • Experience with Yardi Voyager and Yardi CRM
  • Strong project management, organizational, and problem-solving skills
  • Must be highly credible and trustworthy, and operate with high degree of integrity
