Full Job Description
Senior Director, Development - Red Bank, NJ
$350,000 - $525,000 base salary + annual bonus and project incentives | Full-time | Office-based in Red Bank with regular site visits across Monmouth County
Denholtz is looking for a senior development leader to grow our development platform and take projects from site selection all the way through stabilization. You'll own the full development lifecycle for a portfolio of ground-up and redevelopment projects: due diligence, entitlements, design, financing, construction oversight, and lease-up. Reporting to the CEO, you'll work closely with ownership, asset management, property management, and outside consultants, and you'll build and mentor the development team. This is a hands-on leadership role with real ownership over how projects get done.
What you'll do
Find and evaluate new development and redevelopment opportunities, including site analysis, market studies, and highest-and-best-use reviews
Build pro formas and investment memos, and present recommendations to ownership and the investment committee
Lead zoning, site plan, subdivision, and other land-use approvals, and represent Denholtz at public hearings and community meetings
Select and manage land-use attorneys, architects, engineers, and traffic and environmental consultants
Drive design, permitting, value engineering, and contractor bidding and selection
Own development budgets, schedules, and cash-flow forecasts, and support construction and permanent financing, including lender due diligence and draw requests
Pursue tax incentives, PILOT agreements, redevelopment designations, and grants where they fit
Oversee general contractors through completion, tracking cost, schedule, quality, and safety, and approve change orders within your authority
Hand off completed projects to property management and support lease-up and stabilization
Hire, lead, and mentor the development team, and deliver regular project reports to ownership, partners, and lenders
What we're looking for
10+ years of real estate development experience, including at least 3 years leading projects or teams
A track record delivering ground-up projects from entitlement through stabilization
Strong financial skills: pro formas, development budgets, and capital stack structuring
Working knowledge of zoning, land use, and the New Jersey municipal approval process
Experience managing architects, consultants, and general contractors
Clear, confident communication, negotiation, and presentation skills
Bachelor's degree in real estate, finance, architecture, engineering, construction management, urban planning, or a related field
Advanced Excel; experience with Argus, Yardi, or similar real estate software preferred
New Jersey multifamily, mixed-use, or industrial experience, existing relationships with municipalities, lenders, and contractors, and an MBA or MRED are a plus
What you get
Final compensation will be based on experience and qualifications, and offers above the posted range may be considered for exceptional candidates.
Annual performance bonus
Participation in project promote and incentive plans
