POSITION SUMMARYLeads assigned self-perform scopes from preconstruction through closeout. Coordinates project planning and resources to support execution. Monitors productivity and financial performance to ensure successful project outcomes.
PRIMARY RESPONSIBILITIESSelf-Perform Leadership- Leads assigned self-perform project and field teams, establishing clear expectations for accountability, safety, quality, productivity, and professional conduct.
- Coaches and develops Foremen, field leaders, and other associates assigned to self-perform work.
- Delegates and coordinates work to build team capability while ensuring project deliverables are completed timely.
- Provides regular feedback and supports performance, onboarding, and training activities for assigned associates.
- Implements self-perform processes, standards, and initiatives established by the Senior Self-Perform Manager.
Self-Perform Operations- Leads day-to-day execution of assigned self-perform scopes from project startup through closeout.
- Maintains project controls and documentation, including drawings, specifications, RFIs, submittals, production reports, as-builts, and meeting documentation.
- Leads kickoff meetings, preinstallation meetings, and coordination meetings for self-perform work activities.
- Develops and maintains manpower-loaded and look-ahead schedules, coordinating sequencing, phasing, staffing, materials, equipment, and workflow with project and field leadership.
- Monitors progress, production, and labor performance against established plans and leads recovery planning when delays or performance issues occur.
- Coordinates quality and safety requirements for assigned work and ensures identified issues are documented and corrected.
- Escalates high-risk operational issues to the Senior Self-Perform Manager.
Preconstruction Coordination- Develops the self-perform project plan in alignment with the approved project strategy, schedule, and financial objectives.
- Supports development and updates to the Project Financial Plan, ensuring self-perform assumptions, risks, production rates, and execution inputs are accurate and documented.
- Participates in preconstruction planning, including quantity takeoffs, production analysis, pricing, and proposal development.
- Develops self-perform scopes of work, labor budgets, manpower plans, procurement plans, and material requirements.
- Reviews drawings, specifications, contracts, and project conditions to identify scope requirements, resource needs, and execution risks.
- Coordinates project setup and implementation of documentation, systems, controls, and procurement activities before field execution.
Budget and Pricing Management- Reviews the financial performance with Senior Self-Preform Manager of assigned self-perform scopes, including budget setup, maintenance, forecasting, and cost accuracy.
- Forecasts and reconciles labor, material, equipment, supplier, and subcontract costs on a regular basis.
- Reviews production metrics, labor performance, and cost reports to ensure assigned work meets established financial expectations.
- Leads corrective actions when cost, schedule, or productivity performance falls below plan.
- Manages field work directives, change documentation, quantity tracking, and cost-recovery activities for assigned scopes.
- Reviews contract requirements and self-perform scope obligations to identify risk and ensure compliance.
- Escalates financial, contractual, or operational risks with broader implications to the Senior Self-Perform Manager.
- Updates unit pricing, production rates, and cost history to support future estimating and planning.
Field Craft and Relationship Management- Builds and maintains working relationships with project teams, field leadership, craft associates, suppliers, and internal stakeholders.
- Communicates project status, staffing requirements, production results, risks, and open issues clearly and professionally.
- Coordinates craft staffing and workforce changes with the Field Craft Manager and Senior Self-Perform Manager.
- Anticipates issues and collaborates with project and field teams to identify solutions.
- Reinforces expectations for safety, quality, productivity, professionalism, and team performance.
- Identifies training and development needs for field craft associates and coordinates development opportunities with self-perform and field leadership.
MINIMUM QUALIFICATIONS- Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education and experience.
- 6+ years of demonstrated experience.
- Proven capability leading projects from start up to close out.
- Proven business acumen in understanding whole company perspective.
- Proven success in coaching, mentoring, and leading teams.
- Demonstrated proficiency in project development strategies, resulting in revenue generation.
- Proficiency with MS Project, Bluebeam, SharePoint, pVault, and drawing management applications.
- Fundamental understanding of Procore.
- Demonstrated success in strategic thinking and leading company-wide initiatives.
