About the RoleThe Regional Asset Manager will oversee a portfolio of commercial industrial real estate assets across the Mountain West region, driving the financial and operational performance of each property. This role has a strong analytical focus, utilizing key financial metrics, advanced modeling, and business intelligence to maximize property value and investor returns. The position reports to the SVP of Asset Management and collaborates with internal teams in acquisitions, finance, portfolio management, property management, leasing, and construction, as well as with external partners including brokers, tenants, and vendors.
Key ResponsibilitiesStrategic & Financial Planning- Develop and execute asset-level business plans, including leasing strategies and capital projects, aligned with targeted financial outcomes.
- Apply advanced financial modeling and benchmarking to evaluate property results (NOI, return on investment, IRR, occupancy, expense ratios, cash flow, etc.) and identify avenues for improvement.
- Drive execution of value-add initiatives, refinancing, and dispositions with clear financial justification and risk mitigation.
- Monitor market trends, economic data, and submarket performance to inform forecasting, acquisition, and disposition decisions.
Budgeting, Reporting & Compliance- Oversee budgeting, forecasting, variance analysis, and monthly/quarterly reporting to track portfolio performance.
- Ensure compliance with loan covenants, investor requirements, company standards, and industry best practices.
- Prepare and present detailed analyses, dashboards, and reports for investment committee and stakeholder reviews.
- Lead or support due diligence and underwriting efforts by supplying operational insights, market intelligence, and business plan input.
Capital & Portfolio Oversight- Oversee capital expenditure planning and execution, including tenant improvements and building upgrades.
- Conduct property site visits and regular performance reviews with property managers and local teams.
- Collaborate with leasing and property management teams to optimize occupancy, rental income, and operational efficiency; support lease negotiations based on in-depth market analysis.
Team Development- Mentor team members on financial analysis, reporting standards, and the use of asset management technology platforms (e.g., Yardi, CoStar, Excel).
QualificationsRequired:- Bachelor's degree in Finance, Real Estate, Business, or a related field; advanced degree (MBA or Masters) preferred.
- 10+ years of experience in asset management or financial analysis, preferably with multi-tenant industrial or commercial real estate portfolios.
- Demonstrated expertise in financial modeling, budget management, variance analysis, and the application of performance metrics for asset optimization.
- Strong proficiency in analytical tools: Excel (advanced), Yardi, and real estate management software.
- Superior communication, reporting, and stakeholder management abilities.
- Ability to analyze large data sets, synthesize complex findings, and make data-driven recommendations for portfolio strategy.
- Strong organizational skills and the ability to manage multiple projects with tight deadlines.
- Regional travel required.
Preferred:- CFA, CCIM, or similar advanced certification in asset or financial management.
- Experience in an entrepreneurial, growth-focused, or fast-paced company environment.
- Knowledge of tech-enabled asset management workflows (e.g., Asana, Salesforce, VTS, Green Street).

Physical RequirementsRequires regular regional travel and the ability to visit active industrial and warehouse properties. Sedentary for large portions of the day when in the office.
- Prolonged periods of sitting at a desk and working on a computer.
- Ability to travel independently, including by car and air, to conduct property visits across the Mountain West region.
- Ability to walk industrial and warehouse properties, including navigating uneven surfaces, stairs, and outdoor areas.
- Must be able to lift up to 25 pounds at times.
- Noise level varies from a typical office environment to active warehouse/industrial sites during property visits.
- Ability to see details at close range and operate standard office equipment.
CompensationThe annual full-time base salary range for this role is $190,000 - $225,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
