Real Estate Accounting Manager to oversee the accounting, financial reporting, property accounting, lease administration, and investor accounting activities for the company's real estate portfolio. This role is responsible for ensuring accurate financial reporting, managing tenant and investor accounting processes, supporting budgeting and forecasting efforts, and maintaining compliance with accounting standards and company policies. The ideal candidate is a detail-oriented accounting professional with strong leadership skills, real estate accounting experience, and the ability to partner effectively with stakeholders across the organization.
Overview:The Real Estate Accounting Manager serves as a key financial leader responsible for the accounting and reporting functions of the company's real estate entities and investments. This position partners with executive leadership, operations teams, tenants, investors, and internal departments to provide accurate financial information, support strategic decision-making, and ensure strong financial controls. The role oversees property accounting, lease administration, investor reporting, budgeting, and compliance while identifying opportunities to improve efficiency and scalability across accounting processes.
A Day in the Life:- Lead monthly close activities for real estate entities and properties.
- Review and analyze financial statements, account reconciliations, and supporting schedules to ensure accuracy and completeness.
- Ensure proper accounting treatment for real estate transactions, acquisitions, dispositions, financing activities, capital projects, and fixed assets.
- Prepare and review property-level financial reporting packages and management reports.
- Assist with annual budgeting, forecasting, and long-range financial planning initiatives.
- Manage tenant billing, cash applications, accounts receivable, and collection activities.
- Administer lease agreements and monitor compliance with lease terms, rent escalations, renewals, and security deposits.
- Oversee NNN and other tenant-recoverable expenses, including billings, reconciliations, and year-end true-ups.
- Maintain property accounting records and schedules related to rental income, tenant receivables, lease activity, and operating expenses.
- Manage intercompany property transactions, allocations, reconciliations, and eliminations.
- Oversee monthly rental income distributions and supporting calculations for minority investors.
- Maintain investor ownership records, capital account activity, and distribution schedules.
- Prepare and distribute periodic investor reporting packages.
- Respond to investor inquiries and collaborate with internal teams regarding reporting and compliance requirements.
- Support audit requests, tax reporting activities, and regulatory compliance initiatives.
- Evaluate accounting processes and implement improvements that increase efficiency, accuracy, and scalability.
- Collaborate with leadership and operational teams to support business objectives and strategic growth initiatives.
- Perform other duties as assigned.
Qualifications & Skills: - 7+ years of progressive accounting experience, including leadership responsibilities.
- Experience in commercial real estate, property accounting, real estate investment accounting, or a related field.
- Strong knowledge of GAAP, financial reporting, and general ledger accounting.
- Experience managing financial close processes, budgeting, forecasting, and financial analysis.
- Advanced proficiency in Microsoft Excel and financial reporting systems.
- Strong analytical, organizational, and problem-solving skills.
- Excellent communication, relationship-building, and stakeholder management abilities.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Bachelor's degree in Accounting, Finance, or a related field, or equivalent combination of education and experience.
- CPA designation is beneficial.
- Experience with property management and real estate accounting software is beneficial.
- Experience within a multi-entity accounting environment is beneficial.
- Experience with lease accounting and investor reporting is beneficial.
- Strong desire to learn, develop, and grow within a dynamic organization.
