Job Title: Property Manager

Reports To: Executive Vice President, Development

Department: Residential Operations

Position Summary

SmartLiving is seeking an experienced and dynamic Property Manager to oversee operations at The Millway, our newest rental community in the Vaughan Metropolitan Centre. This 450+ unit property offers a diverse range of suites, resort-quality amenities, and an elevated resident experience through technology and lifestyle programming.

As the Property Manager, you will play a key role in fostering a positive living environment, ensuring operational excellence, and delivering best-in-class customer service. You will lead a team, collaborate with senior management, and drive continuous improvement in building operations and resident satisfaction.

Key Responsibilities

Resident Relations & Customer Experience
  • Act as the primary point of contact for residents, ensuring timely and professional communication.
  • Handle inquiries, feedback, complaints, and concerns with diplomacy and efficiency.
  • Foster a strong sense of community through engagement initiatives and lifestyle programming.


Property Operations & Maintenance
  • Conduct daily building inspections to assess property conditions and recommend improvements.
  • Monitor contractor performance and review service agreements monthly.
  • Lead requests for proposals (RFPs) for new and existing services.
  • Ensure compliance with health & safety standards and building regulations.
  • Coordinate month-end duties, including suite pre-inspections, contractor scheduling, and unit turnovers.
  • Be reachable at all times and attend site during emergencies and as required including outside of standard work hours.


Financial & Administrative Responsibilities
  • Assist in budget planning and financial reporting, including annual budget preparation.
  • Prepare weekly and monthly reports for senior management on building performance.
  • Meet weekly with senior management.
  • Attend Landlord and Tenant Board (LTB) hearing representing the landlord when required.


Team Leadership & Collaboration
  • Oversee, train, and support resident services staff, contractors, and service providers.
  • Maintain strong communication with senior management, attending weekly strategy meetings.
  • Foster a collaborative work environment, ensuring team alignment with company objectives.


Qualifications & Requirements

Experience & Knowledge
  • 3+ years of experience in residential property management
  • Strong knowledge of the Residential Tenancy Act (RTA) and tribunal process
  • Experience managing contractor relationships, budgets, and financial reports
  • Proficiency in property management software, specifically Yardi

The expected base pay range is: $80,000-$100,000. The base pay range is for the primary location for which the job is posted.
