Full Job Description
The Project Scheduler will serve as the scheduling subject matter expert responsible for developing, maintaining, and analyzing project schedules across multiple active construction projects. This role supports large-scale commercial, GSA, DoD, military, healthcare, pharmaceutical, and institutional construction programs by ensuring project schedules remain accurate, achievable, and aligned with contractual requirements.

Responsibilities of the Project Scheduler:
  • Develop, maintain, and update master construction schedules using Primavera P6.
  • Build baseline schedules from project inception and maintain them throughout the project lifecycle.
  • Coordinate schedule inputs with Project Managers, Project Executives, subcontractors, vendors, and field teams.
  • Monitor critical path activities and evaluate schedule impacts, delays, and recovery plans.
  • Perform schedule analysis, variance tracking, claims review, and delay analysis.
  • Produce progress reports, schedule dashboards, trend reports, and executive-level reporting.
  • Analyze subcontractor, architect, engineer, and general contractor schedules for accuracy and constructability.
  • Evaluate activity sequencing, logic ties, float paths, and milestone completion dates.
  • Analyze change orders and their impact on project schedules.
  • Conduct site visits to validate project progress and update schedules accordingly.
  • Facilitate project scheduling meetings and provide scheduling guidance to project teams.
  • Maintain historical schedule data, lessons learned, and project performance metrics.
  • Support project proposals, scheduling estimates, and preconstruction planning efforts.
Qualifications of the Project Scheduler:
  • Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • 5+ years of commercial construction planning and scheduling experience.
  • Strong experience using Primavera P6 (Oracle Primavera) in a construction environment.
  • Experience supporting General Contractors or commercial construction organizations.
  • Experience creating and maintaining CPM schedules from scratch.
  • Knowledge of commercial, healthcare, educational, industrial, federal, GSA, DoD, military, or institutional construction projects.
  • Strong understanding of critical path methodology (CPM), resource loading, schedule forecasting, and schedule recovery planning.
  • Experience performing schedule impact analysis, delay analysis, and claims review.
  • Proficiency with Microsoft Project, Excel, Word, Outlook, and scheduling/reporting tools.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong communication, organizational, and analytical skills.
  • Ability to manage multiple project schedules simultaneously.
  • Willingness to travel approximately 20% to project sites.
Preferred Qualifications:
  • Experience supporting Design-Build construction projects.
  • Experience working with large General Contractors or Architecture/Engineering firms.
  • AACE, PMI, CFMA, PSP, PMI-SP, or similar scheduling and project management certifications.
  • Expert witness support, claims documentation, or forensic schedule analysis experience.
Compensation of the Project Scheduler:
  • $80,000 - $110,000
  • Annual discretionary bonus based on company and individual performance
