DescriptionThe Project Manager leads the successful delivery of construction projects from preconstruction through closeout, with full accountability for safety, quality, schedule, contract compliance, and profitability. This is an independent, high-ownership role - you'll manage project financial performance, lead subcontractor and stakeholder relationships, and serve as the primary point of contact for clients, consultants, and project teams throughout the project lifecycle.
We're specifically looking for someone with multifamily or senior living project experience for this role, based on-site in Irvine, CA.
The role reports to the Senior Project Manager, Project Director, Project Executive, or other assigned supervisor, and works closely with Superintendents, project teams, clients, consultants, and subcontractors. The right person has a clear path to Senior Project Manager as scope and project load grow.
Key Responsibilities- Champion project safety, quality, scheduling, and risk management throughout the project lifecycle, partnering with field leadership on safety and quality expectations.
- Lead schedule planning, monitoring, and recovery efforts to keep projects on track, identifying and mitigating risks to scope, cost, and schedule.
- Administer prime contracts, subcontracts, purchase orders, and change management processes, including contractual communications, notices, and dispute resolution.
- Own project budgeting, forecasting, billing, and cash flow management; lead financial reviews and correct budget variances.
- Lead, mentor, and develop Assistant Project Managers, Project Engineers, and other project team members.
- Serve as the primary point of contact for clients, consultants, subcontractors, and stakeholders, building relationships that drive trust and repeat business.
- Apply construction means-and-methods knowledge to guide project planning, subcontractor coordination, field logistics, and sequencing.
- Integrate VDC/BIM initiatives with constructability, schedule, and field execution strategy.
- Lead turnover, commissioning, and closeout activities through successful project completion.
Skills, Knowledge and Expertise- 7+ years of progressively responsible construction industry experience, including multifamily or senior living project work.
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent combination of education and experience.
- Strong understanding of construction contracts, project controls, scheduling, procurement, cost management, and risk management.
- Advanced understanding of construction means and methods, constructability, VDC/BIM processes, and quality management systems.
- Proficiency with Microsoft Office and construction management platforms such as Procore, CMiC, and/or Navisworks.
- Demonstrated ability to independently manage project financial performance, teams, and client relationships.
- Strong communicator who builds trust and influences outcomes across diverse teams and stakeholders.
- OSHA 30-Hour certification, or ability to obtain within established company timelines.
