Reports to: Director of Self-Perform
Summary of Position: The Project Manager, Self-Perform is responsible for planning, managing, and delivering Blach's self-perform trade work, which includes wood framing, metal stud framing, and structural concrete. This role requires deep trade knowledge combined with strong project management skills to execute self-perform scopes safely, on schedule, and within budget. The PM, Self-Perform works closely with field Superintendents, the Director of Self-Perform, and GC project teams to integrate self-perform work seamlessly into larger construction programs and uphold Blach's standards for safety, quality, and customer experience
Typical Duties:
- Manage all project management functions for self-perform scopes including wood framing, metal stud framing, and structural concrete
- Develop and maintain detailed project schedules, production targets, and cost budgets for self-perform operations
- Lead preconstruction planning for self-perform scopes: review drawings and specifications, develop means and methods, prepare labor and material estimates, and coordinate with Estimating
- Manage field labor planning and resource allocation in coordination with Superintendents and the Director of Self-Perform
- Oversee procurement of materials, equipment, and small tools; manage vendor and supplier relationships
- Monitor daily and weekly production rates; identify schedule risks and implement corrective action proactively
- Review and manage cost reports, track labor productivity, and report job cost forecasts to the Director of Self-Perform
- Process change orders, back-charges, and billing for self-perform work in coordination with the GC project team
- Ensure all self-perform work meets Blach's safety, quality, and compliance standards; actively participate in safety planning and jobsite inspections
- Coordinate RFIs, submittals, and document control specific to self-perform scopes
- Interface directly with GC Project Managers, Owners, and design teams to communicate self-perform progress, issues, and solutions
- Mentor and develop field and office team members within the self-perform group
- Support continuous improvement efforts in productivity, cost efficiency, and trade execution processes
- Participate in Business Development activities related to self-perform capabilities as requested
- Support and possibly lead estimating efforts for self-perform scopes, including preparing detailed quantity takeoffs from drawings and specifications when required
- Coordinate with field Superintendents to review and validate their takeoffs, reconciling field quantities against plans to ensure accuracy and completeness
- Compile and assemble budgets, estimates, and bids for self-perform work, incorporating labor, material, equipment, and subcontractor costs
- Develop unit pricing and production-based estimates using historical cost and productivity data to support competitive, accurate bids
- Perform independent takeoffs as needed to verify scope, support buyout, and confirm budget alignment prior to construction
Skills/Qualifications:
- Bachelor's degree in Construction Management, Engineering, or related field preferred
- 7+ years of project management experience in commercial construction with relevant experience in self-perform trades, including wood framing, metal stud framing and/or structural concrete
- Proven ability to manage labor, materials, and production budgets for trade work in a commercial construction environment
- Strong understanding of construction means and methods, sequencing, and trade coordination specific to framing and concrete operations
- Solid cost management and financial reporting skills; experience with job cost tracking and labor productivity analysis
- Excellent organizational, communication, and leadership skills with the ability to manage both field and office teams
- Proficient in Microsoft Office, scheduling software (MS Project, P6, or similar), and construction management platforms (CMiC or similar)
- Familiarity with California labor compliance, prevailing wage requirements, and jobsite safety standards (OSHA 30 preferred)
- Must be willing to live/work in the Bay Area and be present on active jobsites regularly
