Description

Provide CM Services over multiple site locations for modernization and tenant improvement projects of civic public facilities. Projects are smaller in scale, but numerous and simultaneous. Expertise with contracts and MS Project is needed. Site visits happen but are infrequent as the scope of responsibility is heavy with pre-construction, scope builds, design reviews, contract reviews, and budget oversight.

Duties and Responsibilities
  • Directs, leads and is accountable for all phases of the projects
  • Ensures project operations are executed in accordance with client and company project management procedures and policies
  • Participates in preparation and negotiation of owner contracts and ensures delivery and adherence to contractual requirements and that all aspects of owner contracts are accomplished
  • Assists owner in the procurement of design professional and consultant services, and administers contracts
  • Prepares project budget, maintains cost control information, identifies cost impacts, and provides recommendations for cost control
  • Prepares master project schedule, ensures preparation of construction schedule, assesses any delays, and enforces schedule conformance
  • Manages and coordinates the design review process and participates in value engineering sessions
  • Ensures contractor bid interest, organizes, and directs pre-bid conference, analyzes bid results, and recommends bidder for contract award
  • Organizes and directs preconstruction activities
  • Oversee and evaluates preconstruction and construction progress and team performance to ensure conformance with schedule, budget, and contractual requirements.
  • Ensures preparation and distribution of construction observation reports, progress status reports, schedules, pay applications and cost control reports
  • Oversee orderly project closeout efforts, organization of project documentation and coordination of warranty work
  • Executes additional duties and responsibilities as assigned


Requirements

Education and Experience
  • Bachelor's degree in architecture, engineering, construction management or related field is preferred
  • 3 to 7 years of related work experience in project and construction management in the public sector required
  • Experience with the Judicial Market sector, the California Department of General Services (DGS), or City and/or County Department of Public Works is strongly preferred
  • Extensive client-facing experience is required as stakeholders are numerous with different responsibilities


Knowledge and Skills
  • Effective verbal and written communication skills, including the advanced ability to foster and maintain effective interpersonal relationships is required
  • Knowledge of architecture, engineering and construction management industry including current conditions and industry network is required
  • Proficiency with Microsoft Project is required
  • Proficiency with Procore software is preferred


License and Certifications
  • A Certified Construction Manager (CCM) credential, a Design Build Institute of America (DBIA) certification, and/or a LEED Professional Accreditation is preferred
  • Valid driver's license with an acceptable motor vehicle record, free from suspensions or restrictions, is required


Travel Requirements

This opportunity will have a larger than normal remote component. Site visits will be required on occasion per project. The project mange area is Southern California.

Work Environment

While performing the duties of this job, the employee regularly works in an office environment and frequently works in a construction environment. Conditions occasionally include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is regularly moderate and occasionally loud.

Physical Requirements

While performing the duties of this job, the position is moderately active and the employee is required to regularly sit, talk or hear and use hands to finger, feel and handle; frequently stand, walk and reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 5 pounds and occasionally lift and or move up to 20 pounds.
