Full Job Description
Project Manager

Department: Project & Contract Operations | Reports To: Executive Director of Operations | FLSA Status: Exempt

Position Summary

The Project Manager owns the full lifecycle of complex commercial foodservice construction and equipment projects - from pre-construction planning through final closeout. This role manages scope, schedule, budget, procurement, subcontractor relationships, and client communication simultaneously, while serving as the primary day-to-day owner of project execution.

The right candidate has solid experience in commercial construction or equipment contracting, communicates clearly at the owner and GC level, and drives projects to completion with limited oversight. This is an individual-contributor role with no direct reports; the focus is on owning project execution and following established process at Kamran & Company.

Key Responsibilities

Project Leadership & Execution

  • Own the project from award to closeout. Manage all phases of assigned projects with full accountability for schedule, budget, and client satisfaction. No handoffs - you own it start to finish.
  • Build and hold the schedule. Develop detailed project plans with sequenced milestones, procurement lead times, installation windows, and inspection requirements. Maintain schedule discipline throughout execution.
  • Manage the budget. Establish project budgets, track actuals against cost-to-complete, and manage buyout to protect margin. Flag variances early and take corrective action before they become problems.
  • Drive change order discipline. Identify, document, and price all scope changes. Ensure change orders are captured, approved, and billed. Unexecuted scope changes are a margin leak - you close that gap.
  • Coordinate the full project team. Work with internal Project Coordinators, field installers, fabrication shop coordination, and subcontractors. Everyone on the project knows their role and what is expected.

Client & Stakeholder Management

  • Serve as the primary client contact. Own the client relationship from kickoff through final acceptance. Proactive communication, accurate status updates, and fast resolution of issues are non-negotiable.
  • Interface with GCs and ownership groups. Represent Kamran & Company at owner meetings, OAC meetings, and site coordination calls. Communicate with authority and precision.
  • Manage submittals and RFIs. Oversee the submittal process, track RFI responses, and ensure design and procurement decisions are made on time to protect the schedule.
  • Deliver structured status reporting. Maintain clear, current project dashboards and provide regular written updates to internal leadership and clients. No surprises.

Financial & WIP Oversight

  • Own the WIP on your projects. Work with the FP&A Analyst and Accounting to ensure your projects have accurate cost-to-complete estimates, current billing positions, and no stale data in the WIP report.
  • Manage AIA billing. Prepare and submit timely AIA applications for payment. Understand percentage-of-completion mechanics and ensure billing reflects true project progress.
  • Protect margin through procurement. Drive buyout discipline - identify savings versus estimate and flag exposure. Every dollar of buyout savings is a dollar of margin protected.
  • Track and close retainage. Pursue retainage release proactively at closeout. Retainage sitting idle is cash that belongs to the company.

Process & Continuous Improvement

  • Follow project process standards. Adhere to documentation standards, update cadences, and WIP accuracy on your projects.
  • Contribute to PM process improvement. Identify workflow gaps, tool improvements, and process breakdowns. Bring solutions, not just observations.

Our Core Values - RACE

At Kamran & Company, everything we do is guided by four values that define how we work and how we treat each other.

  • Responsiveness. We respond - to clients, to vendors, to each other. Speed of response is not a courtesy; it is a competitive advantage and a reflection of how seriously we take our commitments.
  • Accountability. We own our work and our results. Every deliverable has a name and a date. When something goes wrong, we diagnose and fix it - we don't deflect.
  • Collaborative. We win as a team. Project Managers don't operate in silos - they coordinate across Estimating, Procurement, Finance, and Operations. The best outcomes come from people who share information freely and solve problems together.
  • Empathy. We lead with respect for the people around us - teammates, clients, and partners alike. We take time to understand before we act, and we treat people the way we want to be treated.

What Success Looks Like

In the first 90 days, a successful Project Manager will:

  • Have full command of all assigned active projects - schedule, budget, WIP status, and client relationship - with no gaps or unresolved open items.
  • Be running weekly project update cadences with clients and providing clean WIP inputs to Accounting and Finance without prompting.
  • Have identified at least one change order or scope exposure on an active project and driven it to resolution.
  • Earned the trust of the project coordinator(s), field team, and internal operations leadership as someone who owns their projects and communicates proactively.
