Full Job Description
Position Title: Preconstruction Manager

Salary Range: $145,000-$180,000 / Year, DOE + 10% Target Bonus

Take the lead on complex healthcare projects before they ever break ground. We are seeking an experienced Preconstruction Manager to guide healthcare and life sciences projects from conceptual design through budgeting, scheduling, constructability, GMP development, and final handoff to project teams. This highly visible role will work directly with owners, architects, design partners, and internal teams to shape project strategy, protect budgets, and turn early concepts into executable construction plans.

The ideal candidate is a seasoned commercial construction professional with strong preconstruction and estimating expertise, the confidence to lead client-facing conversations and the ability to manage multiple negotiated projects simultaneously. Healthcare experience and Pacific Northwest relationships are highly valued, but strong candidates from comparable commercial, institutional or life sciences environments will also be considered.

Responsibilities
  • Lead preconstruction efforts from conceptual design through GMP development and transition to project management teams
  • Develop conceptual estimates, detailed budgets, project schedules and cost strategies throughout the design process
  • Conduct constructability reviews and identify value engineering opportunities, alternates and solutions that protect client goals and budgets
  • Partner directly with owners, architects, consultants and design teams to drive alignment and informed decision-making
  • Lead and participate in client meetings, RFP pursuits, interviews and negotiated project opportunities
  • Manage multiple healthcare, life sciences and institutional projects through evolving designs, budgets and schedules
  • Coordinate a seamless handoff to operations and project management teams as projects move into construction

Requirements
  • 10+ years of commercial construction experience with a general contractor
  • Strong background in preconstruction, estimating, budgeting, scheduling and constructability reviews
  • Experience managing negotiated commercial construction projects and working collaboratively with owners and design teams
  • Proven client-facing communication, presentation and relationship-building skills
  • Ability to manage multiple complex, long-cycle projects while maintaining accuracy, accountability and budget control
  • Healthcare, life sciences, institutional or similarly complex construction experience strongly preferred
  • Pacific Northwest market knowledge, subcontractor relationships, design-build experience or a combined project management/preconstruction background are highly valued
