We are looking for an experienced Pre-Construction Manager to lead projects from concept through tender and handoff to construction. This is a key leadership role responsible for ensuring projects are financially successful, properly planned, and positioned for seamless execution. Job Responsibilities
- Lead project budgeting, estimating, and quantity take-offs throughout all design phases.
- Manage project costs and drive profitability through accurate forecasting and cost control.
- Coordinate pricing with suppliers, consultants, and trade partners.
- Present budgets and recommendations to clients and key stakeholders.
- Oversee the pre-construction process from planning and design development through tender and project handoff.
- Coordinate architects, engineers, consultants, and subcontractors to ensure project alignment.
- Review drawings and specifications for accuracy, completeness, and constructability.
- Identify project risks early and implement effective solutions.
- Manage tendering activities, evaluate submissions, and support award recommendations.
- Develop and maintain pre-construction schedules, ensuring key milestones are achieved.
- Coordinate permitting, design, and engineering timelines to keep projects on track.
- Communicate project progress, schedule updates, and risks to clients and stakeholders.
- Build strong client relationships and serve as the primary point of contact during pre-construction.
- Lead client meetings and design coordination sessions.
- Prepare and manage proposals, contracts, Letters of Intent (LOIs), and CCDC agreements.
- Continuously improve pre-construction processes, systems, and project delivery practices.
What we are looking for:
- 5+ years of experience in pre-construction, estimating, project management, or commercial construction.
- Proven experience preparing project budgets, estimates, and tender packages.
- Strong understanding of commercial construction processes, drawings, and project delivery methods.
- Ability to interpret architectural, structural, mechanical, and electrical plans.
- Excellent organizational, communication, and stakeholder management skills.
- Proficiency with Microsoft Office and construction management software.
- Post-secondary education in Construction Management, Engineering, Architecture, or a related discipline is preferred.
- Experience with commercial interior fit-out projects is considered an asset.
- Familiarity with CCDC contracts, procurement processes, and MEPT systems is an asset.
