Summary of The Position:The Operations Manager reports to the General Manager and Property Manager and will be based at a Class A commercial property in Boston. This role is responsible for ensuring the smooth day-to-day operations of the building, with the goal of delivering an exceptional service experience and fostering long-term customer relationships. The successful candidate will be highly organized, detail-oriented, and passionate about providing outstanding customer service.
Key ResponsibilitiesHospitality / Leadership:- Lead the Property Management support and Maintenance teams to provide a best-in-class customer-focused experience throughout the property
- Maintain customer relationships including, hospitality, and traditional operations management
- Understand customer business needs and leverage our platform to solve their real estate challenges
- Review lease proposals and facilitate space tours for prospective customers
- Support ZO in coordinating unique programming and maintaining Amenity Space, with a focus on creating and maintaining a community atmosphere.
- Assist the General Manager and Property Manager to drive overall amenity engagement
- Lead a cross-functional team to ensure all corporate objectives, policies and standards are met
- Develop direct reports through mentoring. Identify growth potential and set objectives to achieve career advancement
Operations:- Prepare monthly accruals and reclasses with Property Management
- Prepare monthly automated rent documents, and arrears updates
- Create and maintain customer billables spreadsheet based on lease language
- Assist with annual budgeting such as customer billable income/expenses, building office expenses, ZO expenses, etc.
- Respond to customer account statement inquiries as necessary
- Assist the Property Management team with projects and communications
- Assist with developing the annual operating budget and capital plan, and present to internal stakeholders and partners
- Assist with financial reporting for profit and loss variances, quarterly reforecasting, and investor reports
- Assist with oversight management of third-party maintenance contractors to ensure compliance with contractual obligations
- Facilitate pre-built and landlord-built customer spaces
- Supervise all base building capital and major repair and maintenance projects; track and manage finances for projects and building operation.
- Assist the Property Management team with projects and communication
About You:Qualifications:- 3+ years of experience in a similar role within real estate industry
- Bachelor's degree required (with a focus on real estate preferred)
- Financial experience including costs, budgets, service contracts and arrears
- Proficient in Microsoft Office or equivalent
- Ability to travel between floors and buildings to effectively communicate with the team and customers

*Onsite presence is required for this position.The base compensation range for this role is $75,000 to $95,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer's Boston team, as we've considered factors specific to this geography.
