Job DescriptionSales Manager Description:The Sales Manager is responsible for driving sales performance, leading by example, and ensuring the delivery of an exceptional customer experience. They must possess extensive knowledge of the project they represent, the broader real estate marketplace, and both primary and secondary competitive properties, while maintaining the highest standards of professionalism and accuracy in all communications and representations.
The Sales Manager will work collaboratively with their sales team to achieve sales objectives and maximize customer satisfaction by consistently exceeding client expectations. Through leadership, integrity, empathy, and accountability, they will foster trust and respect among clients, brokers, and team members. The Sales Manager is expected to provide accurate information, effectively address customer concerns, follow through on commitments, and support all aspects of the sales process to ensure successful outcomes.
Duties and Responsibilities:- Develop and maintain comprehensive knowledge of the project, market conditions, competitive properties, sales strategies, legal requirements, and industry trends.
- Lead, mentor, and support the sales team to achieve individual and site sales goals while maintaining high standards of service and professionalism.
- Assist in the development and execution of broker outreach initiatives in collaboration with the Marketing team and under the direction of the Managing Director.
- Ensure all listing information is accurate, current, and effectively communicated to the brokerage community.
- Contribute to marketing initiatives by identifying customer needs and providing feedback to enhance sales support materials and strategies.
- Cultivate strong relationships with prospective purchasers, existing clients, and brokerage partners through professional and informative sales presentations tailored to their needs and priorities.
- Coach team members on effective sales techniques, objection handling, presentation skills, and competitive positioning to optimize conversion opportunities.
- Monitor sales activity and pipeline management to ensure all leads are promptly and consistently pursued, with accurate records maintained within the CRM database.
- Facilitate contract execution by coordinating with buyers, sellers, attorneys, lenders, and other stakeholders, and by ensuring timely follow-up on outstanding matters.
- Respond promptly and professionally to customer and broker inquiries, ensuring all questions and requests are addressed effectively.
- Prepare and maintain sales reports, and other performance metrics as required by management.
- Collaborate with internal departments to support the smooth operation of the sales office and successful project execution.
- Perform additional responsibilities as assigned by management.
- Conduct all business in accordance with company policies and procedures, Fair Housing regulations, the Code of Ethics, and all applicable federal, state, and local laws.
Qualifications:- Minimum of 3-5 years of new development real estate sales experience, with demonstrated success in a leadership or supervisory role.
- Active New York State Real Estate Salesperson or Broker License required.
- Strong understanding of real estate marketing, advertising, public relations, and sales strategies.
- Proven ability to lead, motivate, and develop high-performing sales teams.
- Excellent verbal, written, presentation, and interpersonal communication skills.
- Strong negotiation, problem-solving, and customer service skills.
- Ability to manage multiple priorities and adapt effectively in a fast-paced, results-driven environment.
- Highly organized, detail-oriented, and self-motivated with strong project management capabilities.
- Proficiency with Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook, as well as CRM and sales management platforms.
- Ability to build and maintain strong relationships with clients, brokers, and internal stakeholders.
Compensation for this position is a $160,000 range which is a combination of salary and draw.
