Position OverviewPeachtree Group is seeking an experienced, entrepreneurial Managing Director of Corporate Real Estate Origination to source and execute sale-leaseback and build-to-suit investment opportunities across the United States.
This individual will be responsible for developing relationships with companies seeking to unlock capital from owned real estate, fund expansion, or outsource their real estate development needs. The Managing Director will leverage an established network of corporate executives, business owners, private equity sponsors, brokers, lenders, and other intermediaries to generate proprietary and relationship-driven investment opportunities for Peachtree.
The ideal candidate combines a strong track record of transaction origination with the ability to build long-term corporate relationships and identify creative real estate solutions that align with a company's broader capital and growth objectives.
Key Responsibilities- Originate sale-leaseback opportunities by identifying companies that own mission-critical real estate and could benefit from monetizing those assets while maintaining long-term operational control through a lease.
- Source build-to-suit transactions with companies pursuing new locations, relocations, expansions, or specialized facilities where Peachtree can provide real estate capital and development solutions.
- Develop long-term corporate relationships and position Peachtree as a strategic real estate capital partner for companies with ongoing acquisition, expansion, or portfolio needs.
- Build and maintain referral channels with private equity sponsors, investment banks, commercial lenders, tenant representatives, real estate brokers, franchise groups, consultants, and other transaction sources.
- Engage directly with CEOs, CFOs, business owners, private equity sponsors, and corporate real estate executives to understand capital requirements, operating objectives, growth strategies, and facility needs.
- Partner with Peachtree's investment professionals to evaluate tenant credit, business performance, real estate fundamentals, rent coverage, lease structures, development feasibility, and overall transaction economics.
- Structure and advance opportunities from initial relationship development and proposal through underwriting, negotiation, due diligence, and closing.
- Collaborate across Peachtree's acquisitions, underwriting, development, legal, and capital markets teams to execute transactions efficiently.
- Maintain an active and disciplined origination pipeline, including tracking key relationships, prospective transactions, proposals, probability of execution, and anticipated closing timelines.
- Represent Peachtree at relevant industry conferences, networking events, and meetings to expand the firm's relationships and market presence.
Qualifications & Experience- Significant experience in sale-leaseback origination, net lease investments, corporate real estate, build-to-suit development, real estate private equity, commercial banking, investment banking, or a related transaction-oriented role.
- Demonstrated track record of originating, structuring, and closing real estate transactions, particularly opportunities generated through direct relationships.
- Established network of corporate executives, business owners, private equity sponsors, brokers, advisers, lenders, and other potential transaction sources.
- Strong understanding of corporate credit, real estate underwriting, lease structuring, transaction economics, and development fundamentals.
- Ability to identify a company's broader business and capital needs and translate those needs into actionable real estate solutions.
- Executive-level presence with the ability to establish credibility and develop relationships with senior corporate decision-makers.
- Strong negotiation, communication, financial, and commercial judgment.
- Highly self-directed and entrepreneurial, with the ability to develop opportunities independently while collaborating effectively across internal teams.
- Willingness to travel nationally to develop relationships, evaluate opportunities, and advance transactions.
- Relevant relationships and experience may span industrial, manufacturing, distribution and logistics, retail, restaurants, automotive, healthcare, consumer services, and other operating businesses with significant real estate requirements.

The Managing Director will be expected to build a scalable origination network, develop repeat corporate relationships, generate meaningful transaction volume, and create attractive risk-adjusted investment opportunities for Peachtree.
