Full Job Description
What You'll Be Doing
Team Leadership and Coordination
Organize, assign, and prioritize daily work for the assigned Maintenance Assistants based on work order urgency, preventive maintenance schedules, and center needs.
Provide hands-on technical support and guidance to assistants on work order tickets and repairs.
Train and onboard new assistants on procedures, equipment, safety practices, and the work order system.
Serve as the first point of contact for team questions, and resolve routine issues within the Lead's authority.
Give the Maintenance Supervisor input on team performance, training needs, and staffing coverage.
Help coordinate schedules, shift coverage, and time-off requests, subject to Supervisor approval.
Work Order and Preventive Maintenance Management
Make sure assistants open, update, and close preventive maintenance and corrective work orders accurately and on time in the work order system (CMMS).
Monitor the work order backlog, follow up on overdue or incomplete tickets, and report trends to the Supervisor.
Make sure the administrative steps for each ticket are completed, including documenting labor, materials used, and completion notes.
Perform maintenance and repair work alongside the team as needed.
Quality Assurance
Inspect completed work by assistants and contractors to confirm it meets quality, safety, and code standards.
Identify rework needs and make sure deficiencies are corrected.
Recommend process improvements to increase efficiency and reduce repeat repairs.
Contractor and Vendor Coordination
Coordinate scheduling, site access, and escorting of vendors and contractors at assigned centers.
Oversee contractors work on site, and monitor scope, progress, safety practices, and cleanup.
Verify that contracted work is completed as specified before sign-off, and report discrepancies to the Supervisor.
Make sure contractors follow organizational safety, security, and check-in/check-out procedures.
Inspections and Compliance
Make sure required inspections are scheduled and performed. These include fire alarm and life safety systems, fire extinguishers, emergency lighting, backflow devices, elevators, generators, HVAC, and other regulatory or code-required inspections.
Accompany inspectors and fire marshals as needed, and track any deficiencies through to correction.
Perform routine building walkthroughs to identify safety hazards, damage, and maintenance needs.
Support compliance with OSHA, fire code, ADA, and organizational safety policies, including lockout/tagout, ladder safety, PPE use, and Safety Data Sheet (SDS) requirements.
Supplies, Equipment, and Inventory
Make sure assigned centers have the supplies, parts, tools, and equipment they need.
Track inventory levels, conduct periodic counts, and submit restocking requests to the Supervisor.
Make sure tools and equipment are maintained, stored properly, and in safe working condition. Report lost, damaged, or unsafe equipment.
Maintain organized and secure maintenance storage areas.
Recordkeeping and Documentation
Securely maintain records of service receipts, vendor documents, inspection reports, certificates, and warranties.
Maintain fire alarm system documentation, including inspection, testing, and maintenance records required for code compliance.
Keep records organized, current, and readily available for audits, inspections, and Supervisor review.
Communication and Escalation
Report issues, concerns, safety hazards, and recurring problems to the Maintenance Supervisor, or to the Facilities Director when appropriate.
Communicate professionally with center staff about maintenance requests, scheduled work, and service disruptions.
Respond to urgent and emergency maintenance situations (such as leaks, power outages, HVAC failures, or alarm activations) and coordinate the initial team response.
Participate in an on-call or after-hours rotation as required.
Other Duties
Support facility projects, moves, setups, and special events as directed.
Participate in emergency preparedness activities and drills.
Perform other duties as assigned.
Compensation
$87,765-$87,765 USD

Must be 18 years or older
The ability to lift up to 30lbs may be needed during some job duties
