Summary/Objective

BSI Financial is hiring a Loss Mitigation Single Point of Contact to manage a portfolio of delinquent business-purpose loans from 60 days past due through workout or liquidation. In this role, you will be the accountable owner for each file in your portfolio, leading borrower and sponsor outreach, negotiating resolutions, managing foreclosure and bankruptcy timelines, and helping deliver the lowest-loss outcome for clients and investors. The portfolio includes RTL and bridge loans, DSCR rental loans, build-to-rent loans, and small-balance multifamily loans.

What you will do
• Manage an assigned portfolio of business-purpose loans from 60 days past due through reinstatement, payoff, or liquidation.
• Serve as the single point of contact for borrowers, sponsors, guarantors, and their counsel, and document every contact and commitment in the system of record.
• Analyze financials, rent rolls, rehab budgets, draw history, collateral value, and exit strategy to build a resolution plan for each loan.

Negotiate and close workout solutions, including reinstatement plans, forbearance agreements, extensions, modifications, discounted payoffs, cooperative sales, and deeds in lieu.
• Prepare and present workout recommendations with supporting LTV / ARV, DSCR, and loss severity analysis for client and investor approval.
• Drive foreclosure, receivership, bankruptcy, and REO files against state and investor timelines, managing outside counsel and vendors throughout.
• Oversee property preservation, inspections, valuations, insurance, taxes, and senior liens on the assigned portfolio.
• Provide accurate portfolio reporting, including file status, pipeline activity, timeline exceptions, and severity estimates.
• Work within investor guidelines, delegated authority, and all applicable BSI policies and legal requirements.

What we are looking for:
• 6 to 10 years in default servicing, combining hands-on collections experience with heavy loss mitigation and workout responsibility.
• Direct experience managing business purpose or commercial real estate loans through default, including RTL / fix and flip / bridge, DSCR rental, build to rent, and small balance multi-family.
• Proven track record negotiating and closing workouts directly with borrowers, sponsors, guarantors, and counsel.
• Working knowledge of foreclosure, receivership, deed in lieu, bankruptcy, and REO across judicial and non-judicial states.
• Strong financial analysis skills across rent rolls, operating statements, construction budgets, LTV / ARV, DSCR, and loss severity.
• Comfort with loan documents, guaranties, assignments of rents, UCC filings, and entity structures common to business purpose lending.
• Advanced Excel and proficiency with servicing and default workflow platforms.
• Highly motivated self-starter who works effectively on their own and as part of a collaborative team.
• Bachelor's degree in finance, business, real estate, or a related field, or equivalent experience.
