The
Lead Facilities Maintenance Technician plays a critical role within the Braintree site's Facilities & Engineering organization, supporting the reliable operation of a regulated medical device manufacturing environment. This position serves as a front-line technical leader, bridging Facilities, Manufacturing, Quality, and Engineering to ensure facility systems and utilities consistently meet production and compliance requirements.
The role operates in a GMP-regulated environment where facility performance has a direct impact on product quality, regulatory compliance, and patient safety. As such, the Lead Technician is responsible not only for executing maintenance activities but also for ensuring all work is performed in accordance with cGMP, FDA (21 CFR Part 820), and ISO 13485 standards, maintaining systems in a validated state at all times.
This position provides day-to-day leadership and coordination of maintenance technicians and contractors, ensuring effective prioritization of work aligned with production demands and business objectives. The role requires strong collaboration with Quality Assurance, Validation, and Manufacturing teams to support investigations, manage change controls, and address deviations while minimizing operational risk.
The
Lead Facilities Maintenance Technician is responsible for overseeing daily maintenance operations, ensuring building systems operate efficiently, and leading a team of maintenance personnel. This role combines hands-on technical work with leadership responsibilities to support a safe, reliable, and well-maintained facility.
Key ResponsibilitiesLeadership & Supervision- Lead, mentor, and coordinate activities of maintenance technicians and contractors
- Assign work orders, prioritize tasks, and ensure timely completion
- Provide on-the-job training and guidance to team members
- Monitor performance and support continuous improvement initiatives
Maintenance & Repair- Perform and oversee preventive and corrective maintenance on:
- HVAC systems
- Electrical systems
- Plumbing systems
- Building automation systems (BAS/BMS)
- Compressed air systems
- General building infrastructure
- Troubleshoot complex mechanical and electrical issues
- Ensure equipment operates at optimal efficiency
Work Order & Asset Management- Manage CMMS (Computerized Maintenance Management System) for:
- Work order tracking
- Preventive maintenance scheduling
- Asset documentation
- Maintain accurate maintenance records and reports
Safety & Compliance- Ensure compliance with OSHA, local, state, and company safety regulations
- Conduct safety inspections and enforce safe work practices
- Participate in audits and ensure regulatory readiness (e.g., fire systems, emergency systems)
Vendor & Contractor Coordination- Coordinate with external vendors for specialized maintenance and repairs
- Review contractor work for quality and compliance
- Assist in vendor selection and performance evaluation
Facility Operations Support- Support capital projects, renovations, and equipment installations
- Assist in budgeting, cost tracking, and resource planning
- Respond to emergency maintenance issues as needed
QualificationsEducation & Experience- High school diploma or equivalent (required)
- Technical certification or associate degree in a related field (preferred)
- 8-10+ years of facilities maintenance experience, including leadership or lead role experience
- MA Wastewater License
Technical Skills- Strong knowledge of:
- HVAC systems and controls
- Electrical troubleshooting (low and medium voltage)
- Plumbing and mechanical systems
- Experience with CMMS systems (Blue Mountain RAM preferred)
- Ability to read engineering drawings, schematics, and technical manuals
- Ability to prioritize activities to meet production objectives without compromising safety, health, environmental, or quality requirements.
Leadership Skills- Proven ability to lead and motivate teams

- Effective communication and problem-solving abilities
Certifications (Preferred)- HVAC certification (EPA Universal)
- OSHA 10/30
- Building Operator Certification (BOC) or similar
Working Conditions- Ability to lift up to 50 lbs and perform physical work
- May require shift work, weekend coverage, or on-call availability
- Work performed in indoor and outdoor environments, including mechanical rooms

Salary Pay Range:
$34.28 - $47.00 USD Hourly
