About the Role:The General Manager (GM) is responsible for managing all aspects of the operations, financial performance, tenant relations, and strategic direction of Pearlridge Center, a new, premier lifestyle destination scheduled to open in Summer 2027.
This position is onsite and will commence prior to the property's official opening, playing a critical role in pre-opening planning, operational readiness, tenant coordination, staffing, and implementation of property systems and standards. The General Manager serves as the primary on-site contact for the Owner, ensuring that business objectives are met while maintaining and enhancing the long-term value of the asset.
The GM provides oversight and is directly involved in all core property functions, including operations, marketing, specialty leasing, administration, facilities/maintenance, vendor management, and financial reporting. The Marketing Manager, Specialty Leasing, Administrative support, and on-site maintenance personnel will report directly to the General Manager.
Success in this role requires a highly organized and results-driven leader with strong financial acumen, operational expertise, and the ability to guide a complex retail asset from pre-opening through stabilization and ongoing performance.
What You'll Do:- Directs all management, marketing, specialty leasing, operational and financial activities for the property.
- In conjunction with the Owner, develops and implements a Strategic Business Plan, including short- and long-term business goals.
- Acts as the primary contact with the Owner to ensure that objectives are being met.
- Proactively enhances NOI by maximizing revenue generation and maintaining expenses.
- Develops and controls annual budgets for operating and capital expenses.
- Prepares and delivers timely, accurate and complete reports.
- Forecasts management plans/financials and prepares monthly performance, explaining variances.
- Collects rent and pays expenses in compliance with lease terms. Prepare all required legal notices. Recommends and coordinates legal action, as necessary.
- Prepares and/or reviews tenant rent, lease abstracts, and Common Area Maintenance (CAM) recovery charges.
- Coordinates the collection of tenant sales reports. Reviews and approves percentage of rent billings.
- Enhances the shopping experience through exceptional operating standards.
- Ensure periodic regular property inspections. Recommend and/or approves alterations, maintenance and reconditioning, as necessary. Contracts for and supervise vendor services as required.
- Works with the property's security services provider to establish and implement a customized safety and security program.
- Develops and implements a comprehensive marketing plan that enhances the property's key retailer sales, delivers compelling mall programming, maximizes technological resources, and provides an exceptional shopping experience.
- Assists and supports the Leasing Team with the implementation of the property's leasing strategy.
- Negotiates early termination of leases. Provides lease analysis for Owner's review and approval.
- Identifies quality local tenants for the property/portfolio.
- Assists in securing, executing, and opening Specialty Leasing operators at the property.
- Actively canvass the market for Specialty Leasing prospects for local advertising, sponsorship, and Pop-Up shops.
- Collaborates with National Specialty Leasing on pricing models and format for advertising, sponsorship, and Pop-Up shop pitch decks.
- Provides assistance to Tenant Coordination to ensure tenant construction adheres to specifications and meets deadlines.
- Build strong tenant relationships. Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Develop strong relationships with local officials, key stakeholders, governmental leaders, and community organizations.
- Participates in Manager on Duty (MOD) rotation.
- Performs other duties as assigned.
Supervisory Responsibilities

- Provides formal supervision to individual employees within single functional or operational area.
- Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination.
- Effectively recommends same for direct reports to next level management for review and approval.
- Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
- Prepares and delivers performance appraisal for staff.
- Mentors and coaches team members to further develop competencies.

Education and Experience
- Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
Certificates and Licenses
- Real estate license required.
- CPM, CSM, or CRRP professional designation or candidacy preferred.

Safety:

As a manager:

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the General Manager position is $190,000 annually and the maximum salary for the General Manager position is $200,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
