SummaryBuild and maintain a pipeline of strategic, AI-ready development opportunities by identifying, evaluating, and securing access to sites that meet Bell AI Fabric's investment criteria.
Key Responsibilities- Source on-market and off-market development opportunities.
- Develop and maintain relationships with brokers, landowners, developers, utilities, municipalities, Indigenous communities, and economic development agencies.
- Identify sites with strong potential for AI data centre development based on power availability, fibre connectivity, land characteristics, and permitting feasibility.
- Conduct preliminary site screening and recommend opportunities for further evaluation.
- Maintain an active pipeline of qualified opportunities across target markets.
- Monitor market trends, utility capacity expansions, and competitive activity.
- Coordinate the transition of qualified opportunities to the Site Acquisitions team.
Critical Qualifications- 10+ years in site origination, land acquisition, or real estate development.
- Strong understanding of AI data centre site selection criteria.
- Demonstrated experience evaluating electrical infrastructure, transmission and distribution networks, utility capacity, and power availability.
- Knowledge of fibre infrastructure, municipal servicing, zoning, permitting, and environmental considerations.
- Established relationships with commercial real estate brokers, utilities, municipalities, developers, and landowners.
- Strong commercial judgment and ability to identify opportunities before they reach the market.
