Position Description General Summary Description This is a SiteWorks leadership role built around execution, people development, and portfolio performance, and around a project management team that anticipates problems rather than reacting to them. The Director of SiteWorks - Project Management leads the SiteWorks project management team and is accountable for the financial and contractual performance of the division's project portfolio. Reporting to the Vice President, SiteWorks, the Director manages the Senior Project Managers and Project Managers day to day, owns the accuracy of project-level WIP and forecasting, and sets the standard for how SiteWorks projects are set up, administered, and closed out. The Director works in close partnership with the Director of SiteWorks - Preconstruction and the Director of SiteWorks - Field Operations to carry projects from award through closeout safely, profitably, and to the client's satisfaction.
Reporting Structure - Reports to: Vice President, SiteWorks
- Direct Reports: Senior Project Managers and Project Managers
- Key Partners: Director of SiteWorks - Preconstruction; Director of SiteWorks - Field Operations; Project Accounting; Finance Shared Services; Business Development; Equipment and Logistics
Duties/Responsibilities Portfolio Financial Performance & WIP - Own the accuracy of project-level WIP and forecasts across the SiteWorks portfolio. Lead the monthly project financial reviews with Senior Project Managers and Project Managers and present portfolio results, trends, and exceptions to the Vice President.
- Hold Senior Project Managers and Project Managers accountable for cost-to-complete, fade/gain, margin forecasts, and schedule. Identify margin erosion early, lead recovery plans, and escalate material variances to the Vice President.
- Keep a regular, scheduled cadence of visits to active job sites with Project Managers and superintendents. Visits build firsthand knowledge of field conditions, progress, and production, give context to what Project Managers report in WIP, and surface risk early.
- Oversee billing, change order execution, underbilling, retention, and collections across the portfolio to protect cash flow and working capital.
- Develop the capability of Senior Project Managers and Project Managers to independently prepare and present accurate, well-supported WIP reviews that demonstrate command of scope, cost, risk, schedule, and margin drivers.
Contract Administration & Project Controls - Ensure contracts, scope documents, estimates, and equipment, labor, and material plans are reviewed and understood by the project management and field team before mobilization.
- Own the change order, claims, and pay application processes, including timely notice, documentation, and negotiation.
- Approve change orders, subcontracts, and purchase orders within delegated approval limits. Escalate items above those limits, and any material contract risk, to the Vice President.
- Oversee subcontractor and supplier buyout, and project closeout including punch list, final billing, retention release, and post-job reviews.
- Partner with the Director of Preconstruction on the estimate-to-project turnover. Preconstruction delivers the turnover; the Director of Project Management owns receipt, kick-off, and project setup.
- Own project schedules and Project Manager workload planning. Coordinate with the Director of Field Operations, who owns crew and equipment allocation, so resource plans stay aligned with the backlog.
People Leadership & Development - Shepherd a proactive project management culture day to day. Coach Project Managers to anticipate risk, raise issues early with the Director, field leadership, and clients, and bring solutions rather than surprises. Coach through problems rather than solving them for the team.
- Hire, develop, evaluate, and when necessary, discipline or separate Senior Project Managers and Project Managers, in partnership with the Vice President and in coordination with HR.
- Build on the strengths of the existing team. Significant personnel or organizational changes are planned with the Vice President before they are made.
- Assign projects and balance workload across the project management team based on capacity, experience, and project risk.
- Lead Project Manager onboarding and the SiteWorks Project Manager development roadmap and build the bench of future Senior Project Managers and Project Managers.
- Reinforce a culture of safety, accountability, integrity, and performance across the project management team.
Process, Systems & Continuous Improvement - Develop and implement repeatable, scalable project management processes as a foundation for continuous improvement and future growth, including kick-off, field readiness, and closeout standards.
- Lead the implementation of Outbuild as the SiteWorks scheduling platform, working with the Vice President, Project Managers, and field leadership to set scheduling standards, train users, and drive adoption. Use Outbuild schedules to improve coordination and communication within Superior Bowen, including Field Operations, Equipment, Paving, and Logistics, and externally with clients, general contractors, and subcontractors.
- Drive consistent use of project systems, including Vista by Viewpoint, HCSS, Outbuild, and field data capture tools.
- Work closely with preconstruction and field leadership to optimize project execution without sacrificing safety or quality.
Client Relationships & SiteWorks Leadership - Maintain senior-level relationships with key clients, general contractors, owners, and design partners to support repeat work, and support Business Development and the Vice President on select pursuits.
- Provide input on backlog and forecast so pipeline and bid decisions reflect project management capacity.
- Serve as a member of the SiteWorks leadership team and support execution of the SiteWorks strategic plan.
- Participate in and represent Superior Bowen with industry organizations on a local, regional, and/or national level.
