Position PurposeThe Director of Engineering is the single position accountable for the physical condition of the Eleven Experience portfolio: six intimate, ultra-luxury properties totaling 69 keys across domestic and international locations. This role will implement and manage a systematic preventive maintenance program, annual property auditing schedule, vendor and technician management, and the technical inputs to capital planning. The role is built to work alongside and strengthen the on-property knowledge and execution that already exists at each property. This role will work to further the Eleven product by questioning operational norms, proposing solutions, and striving to innovate and streamline all Eleven operations.
Additionally, this role will behave as a leader within the Eleven operations team and encourage and support all coworkers to deliver the Eleven product to the highest possible standard and act as a unifying force across the portfolio.
Responsibilities/Duties/Functions/TasksPreventive Maintenance Program Ownership- Build and maintain a documented PM calendar - daily, weekly, monthly, quarterly, semi-annual, and annual tasks - mapped to every major building system and every guest room at each property
- Track all PM tasks in EFO (Eleven's CMMS) so that completion is logged and verifiable
- Define escalation triggers for emerging issues so that small, recurring items are identified and addressed before they become capital events
- Establish and maintain a standardized on-site parts inventory protocol for each property to mitigate supply chain and contractor lead-time delays
- Monitor PM completion and compliance rates across the portfolio
- Conduct property visits to verify PM execution quality, inspect physical condition, and prepare each property for its annual audit
- Lead the weekly property maintenance meeting with each property's General Manager and Local Maintenance Manager, reviewing open issues, completed tasks, guest-impacting items, and anything trending toward a repair or capital decision
- Produce the one-page weekly summary that rolls into the monthly Eleven-Grassy Creek meeting, and contribute the maintenance report at that monthly meeting
Annual Property Audit and Condition Scoring- Own audit readiness and the annual scoring process that produces the portfolio's documented, defensible condition record
- Administer the annual scored audit at each property using the standardized seven-category weighted rubric: roof and building envelope (15%), HVAC and mechanical (20%), plumbing and domestic water (10%), electrical and life safety (15%), guest rooms and FF&E (20%), public and back-of-house areas (10%), and exterior, grounds, and amenities (10%)
- Coordinate with Grassy Creek's Director of Property Management to jointly verify audit scoring
- Manage the deferred-maintenance log and drive remediation within the defined cure periods
- Escalate critical findings per the defined cure-period schedule
On-Property Team Support and Standardization- Improve existing on-property maintenance execution, working alongside local teams to standardize practices and build portfolio-wide capability
- Standardize maintenance practices, documentation, and reporting across all properties so that condition data is comparable property to property and over time
- Design and deliver training for on-property maintenance staff on PM standards, EFO usage, escalation procedures, and audit scoring
- Ensure life-safety, code, and brand-standard compliance is maintained and documented at every property
Contractor and Vendor Management- Build and maintain the contractor and vendor relationships with primary and backup coverage for every licensed trade at all locations
- Manage technicians and specialty-vendor contracts - HVAC, elevators, life-safety systems, pools and spas - including bidding, scope review, and performance management
- Negotiate service agreements that secure response-time commitments appropriate to the remote and international nature of the portfolio
Capital Planning and Life-Cycle Management- Manage the annual CapEx and FF&E planning process, translating condition data into a costed, life-cycle-modeled capital plan
- Maintain a system-level life-cycle inventory for every major building system at every property: installation date, expected service life, current condition score, and estimated replacement cost and year
- Build the annual capital plan jointly with the asset management company from the audit results, the deferred-maintenance log, and the life-cycle inventory
- Sequence capital projects to protect revenue and guest experience, coordinating timing around the operating calendar
EFO (CMMS) Administration and Reporting- Administer EFO across all properties, ensuring the system captures work orders, PM completions, vendor activity, and audit data accurately and on schedule
- Produce the maintenance components of the monthly reporting package delivered to the asset management company, including PM compliance, audit status, deferred-maintenance log, and capital plan progress.
Emergency Response- Maintain current emergency response protocols for each property, covering critical system failures and events threatening guest safety, property integrity, or the ability to honor confirmed reservations
- Serve as the technical point of escalation for maintenance emergencies, coordinating contractor mobilization as needed
- Conduct a post-event review after significant emergencies, documenting root cause, timeline, and any resulting protocol or inventory changes
Qualifications - Significant hotel or resort engineering or facilities management experience in a luxury or ultra-luxury, multi-property context. This is a standards-and-capital leadership role; a property-level maintenance background alone is not sufficient
- Working command of major building systems (HVAC, plumbing, electrical, fire and life safety, elevators, pools and spas, building envelope) and their service lives
- Experience building PM programs, managing capital plans, and leading vendor strategy across multiple sites. Experience in remote or internationally distributed environments is strongly preferred
- Proficiency with a CMMS or maintenance management platform
- Executive communication skills and the technical credibility to hold experienced GMs and contractors to account
Special Position Requirements- Ability and willingness to travel frequently and on a sometimes unscheduled basis, including international travel for varying lengths of time
- Physical ability to conduct property inspections, including accessing mechanical rooms, crawl spaces, and rooftop equipment areas
- Ability to operate effectively in remote, off-grid, or limited-infrastructure environments during property visits
Preferences- CHFE, CFM, CPO, or AFO certification
- OSHA 30 certification or equivalent safety training credentials
- Experience with off-grid or hybrid energy systems common at remote luxury properties
- Experience working alongside or within an asset management function
- Prior involvement in hotel pre-opening, renovation, or condition assessment projects
