Full Job Description
Dalfen Industrial is seeking a Director, Leasing to join our team based in Dallas, TX. The Director, Leasing will be responsible for driving leasing performance across a portfolio of industrial and assets. This individual will develop and execute leasing strategies, cultivate tenant and broker relationships, negotiate lease transactions, and collaborate closely with Asset Management, Investments, and Property Management teams to maximize occupancy and asset value.

Position Responsibilities

  • Develop and execute leasing strategies to maximize occupancy, rental revenue, and asset performance across the portfolio.
  • Manage all aspects of the leasing process, including prospect identification, tenant outreach, property tours, proposal generation, lease negotiations, and transaction execution.
  • Build and maintain strong relationships with brokerage firms, tenants, owner-users, and market participants to generate leasing opportunities.
  • Collaborate with Asset Management and Investments teams to develop business plans, leasing strategies, and capital improvement plans for each asset, including tenant improvements (TI), CAPEX initiatives, and value-enhancing projects to maximize asset performance and investment returns.
  • Conduct market research and competitive analysis to identify trends, rental rate opportunities, tenant demand, and market positioning strategies.
  • Prepare and deliver leasing strategy presentations to senior leadership, providing updates on portfolio performance, market conditions, pipeline activity, and key initiatives to support strategic decision-making.
  • Serve as the primary leasing liaison with joint venture (JV) partners, providing regular updates on leasing activity, strategy, and performance while fostering strong partner relationships.
  • Negotiate lease terms, renewals, expansions, and amendments while ensuring alignment with ownership objectives.
  • Coordinate with legal counsel on lease documentation and transaction execution.
  • Track leasing activity, tenant pipeline, and market intelligence through CRM and reporting platforms.
  • Assist with annual budgeting and forecasting related to leasing assumptions, occupancy projections, and rental revenue.
  • Partner with Property Management teams to support tenant retention initiatives and ensure a positive tenant experience.
  • Prepare regular leasing reports and portfolio updates for senior leadership.
  • Support acquisition due diligence efforts by providing leasing and market expertise on prospective investments.
  • Supervise and mentor leasing associates, analysts, or junior team members as assigned.
  • Perform other duties and special projects as assigned.


Skills & Experience

  • Bachelor's degree in Real Estate, Finance, Business Administration, Economics, or a related field.
  • 5+ years of commercial real estate leasing experience, preferably within industrial, logistics.
  • Demonstrated success sourcing, negotiating, and executing commercial lease transactions.
  • Strong understanding of commercial lease structures, market fundamentals, and asset valuation principles.
  • Experience working with institutional ownership, private equity real estate firms, or commercial real estate investment platforms preferred.
