Where You'll Add ValueThe Director, Asset Management is accountable to the Assistant/Vice President, Asset Management for representing investor interests to various business units within the organization or third party managers, when used, by developing, communicating and monitoring the implementation of strategies and business plans designed to optimize performance of assigned assets and/or portfolios.
How You'll Make a Difference1. Asset Management PlanningDevelops, implements, monitors and is held accountable for strategic asset management plans for assigned portfolio of assets aimed at maximizing returns within established investment policies by proactively working with existing investors/clients on long-term asset management strategy and minimizing asset/portfolio risks.
Participate in the development of overall asset and property management strategies that are designed to meet financial growth expectations for the REIT, Morguard Corporation, and 3rd Party Clients.
2. Asset Management Strategy and AdvisoryPerforms various client services for investors that includes advice on asset strategy, analyses of investment and leasing markets and market trends, research and procurement of viable financing options, preparation of information updates, quarterly and other reporting, as required, and variance analysis against the approved business plan.
3. Annual Portfolio Budgeting/Business PlansReview, approve and present budget/business plans to the investors/clients, which includes asset and property management strategy, projected capital expenditures, revenue enhancing items and 3-year budget projections. Analyze financial and leasing performance and activities against the business plan and work collaboratively with Property Management, Leasing, Development and other business units within the organization to ensure that the investor's goals for the asset(s) or portfolio are met.
Review, approve, and implement operating budgets for each property in accordance with direction from Vice President and Regional General Managers to ensure that current budgets are within approved limits and are consistent with the strategic vision of the investor/client(s). Advises Senior Management throughout the year on budget variances and performance of each portfolio, making sure they are aligned with the strategic goals of the organization.
4. Asset Management OpportunitiesResearches and analyses opportunities for redevelopment, expansion, acquisition or disposition of existing assets and builds a business case and prepares recommendations to the investors and Senior Executive Management to pursue viable options to maximize portfolio value and investor return.
5. Investor RelationsProactively develops and maintains positive and mutually beneficial client relationship with investors to ensure their goals are continuously identified and met and company's core business is kept sustainable.
6. Investment Proposals and AcquisitionsProvides input in preparation of investment proposals and due diligence analysis for acquisition opportunities to determine viability and risks associated with the acquisition
7. DispositionsRecommends disposition strategies and leads disposition process for assets from analysis and recommendation to investment broker selection, data preparation, sourcing of interested buyers, negotiating the Letter of Intent and Agreement of Purchase and Sale, and on-going advice to the clients with regards to action and strategies to employ to derive the maximum benefit from the disposition transaction.
8. Relationship with Internal StakeholdersDevelop and maintain strong partnership with the valuation and acquisition teams to conduct asset valuations on pension fund properties as well as ensure that asset strategies are consistently implemented by Leasing, Development and Property Management groups to achieve required goals and objectives.
Review and assist the Vice President to analyze and approve various strategies presented by Property Management, Risk Management, Construction,, Accounting, Finance, Marketing, and Legal groups to maximize the efficiencies and/or minimize asset/portfolio risks.
9. Development and Implementation of Asset Management StrategiesParticipate in development of overall asset and property management strategies that are designed to meet value growth expectations and execute on the business plan/budget.
Review and develop operational efficiencies aimed at achieving financial results and both short-term and long-term returns.
Involved in sourcing and implementing opportunities to lower expenses through both energy efficiency programs and sourcing new vendors by directing the procurement process. Identify areas to decrease overall expenses.
Identify and implement asset strategies that focus on revenue enhancement. Approve market rents on a semi-annual basis and/or, when warranted, more frequently to maximize revenues and ensure high occupancy levels are achieved. Identify areas to increase overall revenues.
Provide direction to Property Management/Operations through involvement in reviewing and approving policies and procedures, training, marketing, and completing property tours which highlight required improvements to ensure asset strategies are implemented. Complete quarterly financial variance reviews to ensure asset strategies outlined in the business plans/budgets are being achieved.
10. Talent ManagementAssist the VP, Asset Management in coaching and mentoring direct and indirect reports.
11. Industry RelationsMaintains effective relationships with external brokers and other real estate contacts, such as NAIOP and BOMA and other pertinent industries to develop contacts and networks and to identify acquisition, disposition and development opportunities as well as emerging market trends and methodologies to employ to achieve maximum value for the asset and to consistently offer high standard of asset management services for the investors/clients.

The Expertise You'll BringQualifications Required- Bachelor's Degree in Business, Economics, Urban Land Economics or Real Estate or equivalent.
- Minimum 10 years of direct experience in progressive, front line real estate roles such as asset. management, appraisal, real estate analysis or leasing.
- Solid knowledge of financial analysis and modeling.
- Intermediate to advanced working skills in MS Office Applications.
- This role requires travel throughout Western Canada.
