The Director of Americas Regional Construction Delivery leads and governs capital project execution across North America and Latin America for a high-profile global technology client. Reporting directly to the Global Principal, this executive role holds overall operational responsibility for regional program delivery across multiple metropolitan hubs, including New York, Boston, Chicago, Seattle, São Paulo, and Mexico City. The Director leads a team of Senior Program Directors, Regional Leads, and Program Managers, ensuring consistent execution, client stakeholder alignment, and seamless integration between capital projects and ongoing facility operations.
Your day-to-day tasks will include:
• Provide strategic leadership and operational governance over all commercial capital projects across North America and LATAM to achieve on-time, on-budget project completion.
• Partner early with client real estate leads, design managers, and workplace strategists during conceptual phases to conduct preliminary cost estimates, feasibility analyses, and target-value design baselines.
• Collaborate directly with client real estate transaction managers during site evaluation and due diligence to review landlord work-letters, establish tenant improvement allowance (TIA) structures, and define base-building vs. tenant-work boundaries.
• Manage regional capital outlay forecasting and multi-year cash flow projections while partnering with finance leads to track capital expenditure against quarterly budget targets.
• Oversee LATAM regional operations in São Paulo and Mexico City, navigating multi-jurisdictional compliance, international supply-chain logistics, local tax/permitting regulations, and cross-border currency controls.
• Drive a unified service delivery approach by partnering closely with existing Facilities Management (FM), Technical Services, and Workplace Experience teams to ensure smooth building handover.
• Serve as the primary regional point of contact for client executive leadership, conducting quarterly portfolio performance reviews and managing high-level risk escalations.
Required Qualifications:
• 15+ years of progressive senior leadership in commercial real estate program management, capital delivery, or regional operations.
• Proven track record of directing multi-market regional teams (US, Canada, and LATAM) managing an aggregate spend exceeding $100M+.
• Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field.
• Deep expertise in early-stage conceptual estimating, lease work-letter negotiations, tenant improvement allowance (TIA) structuring, and pre-funding scope framing.
• Demonstrated ability to drive an integrated service delivery approach by aligning capital delivery with Facilities Management and Technical Operations.
• Advanced proficiency in enterprise project management platforms such as e-Builder, Procore, AdaptiveWork, TM1, and Google Workspace.
Preferred Qualifications:
• Master's degree in Construction Management, Engineering, Architecture, or Business.
• Professional credentials such as Project Management Professional (PMP), Member of the Royal Institution of Chartered Surveyors (MRICS), or Certified Construction Manager (CCM).
• Working knowledge of regional tax structures, permitting processes, and currency controls specifically within Brazil and Mexico.
• Experience implementing PMO playbook standards and driving digital tool adoption across international, cross-border teams.
• Basic understanding of zero-balance escrow account management and trade procurement bidding rules for packages exceeding $50k.
• Prior experience managing construction delivery programs for high-profile global technology clients.
