The RoleYou'll own commercial mechanical projects from turnover through closeout: the schedule, the labor plan, the materials, the client relationship, and the money. Your target is a minimum 10% net profit on every job you run.
This is not a paperwork job. You'll be the person who sees labor overruns, material gaps, and schedule slips coming weeks out, and fixes them before the field feels them. You'll work daily with field leadership, estimating, warehouse, finance, GCs, owners, engineers, vendors, and subcontractors.
What You'll DoPlan the job- Review the estimate, drawings, specs, schedule, and contract at turnover to catch risks and scope gaps early.
- Give Estimating straight feedback on scope, constructability, labor, and pricing.
- Build and maintain the project plan: labor, materials, equipment, vendors, subs, and milestones.
Run the job- Keep a labor forecast and a 3-week look-ahead, and make sure crews have the information, materials, and tools they need.
- Coordinate purchasing, equipment procurement, deliveries, staging, and prefab with the warehouse.
- Manage vendors and subcontractors, and keep purchasing documentation clean.
- Handle RFIs, submittals, punch lists, closeout, and warranty issues.
Protect the money- Track budget, job cost, labor production, and cost-to-complete.
- Catch margin fade and labor overruns early enough to correct them.
- Identify, price, document, and track change orders through approval.
Communicate- Keep GCs, owners, engineers, inspectors, and internal teams informed, and bring solutions when problems come up.
- Report project metrics to leadership weekly: status, labor, schedule risk, financial position, and next steps.
- Build relationships that lead to repeat work for the branch.
What You Need- 10+ years in commercial HVAC or mechanical construction.
- 3+ years managing projects or leading field operations.
- Bachelor's degree, or equivalent trade or industry experience.
- Hands-on knowledge of commercial HVAC systems, ductwork, piping, equipment installation, controls coordination, and startup.
- A track record managing budgets, labor hours, job cost, change orders, schedules, vendors, and subs.
- Ability to read mechanical drawings, specs, submittals, RFIs, and contract documents.
- Comfort running multiple projects at once without dropping follow-through.
- Credibility with the field, and the ability to coach people and hold them accountable.
Nice to Have- PM experience in healthcare, K-12, higher ed, government, or industrial work.
- Projects involving hydronic and gas piping, mechanical rooms, TAB, and closeout.
- Experience with prefab, vendor buyout, and equipment procurement.
- Proficiency with job costing, scheduling, and construction documentation software.
- A history of developing foremen and apprentices.
What Success Looks LikeYour projects are predictable. You know where every job stands financially, what the field needs next, and what risks are coming. Labor is planned, materials show up, change orders are documented, and customers are never surprised. The field and leadership both trust you because you communicate early and do what you say.
Our Values- Do what you say.
- Do what it takes.
- Walk with purpose.
- Do the right thing.
